STRUCTURE

• RCC framed structure designed to withstand wind and seismic loads, earthquake resistant according with IS CODE.

Super structure

• Autoclaved Aerated Concrete brick (AAC) with cement mortar 6” thick for exterior walls and 4” thick interior walls.
• Plastering external 20mm thick smooth cement plastering in CM 1:6 for walls and internal 12mm thick smooth cement plastering in CM 1:6 for walls.

DOORS

• Main Door and Internal Doors: All Doors frames of teak wood and teak paneled shutters with melamine polishing & good quality hardware of the dorma or equivalent. 

WINDOWS

• UPVC Sliding Windows With glass and mosquito mesh and ventilators for toilets of Wintech or equivalent.

FLOORING FINISHES:

• 600mmx1200mm vitrified tiles for living kitchen & dining and bed rooms of Kajaria or equivalent.
• TOILETS, BALCONY AND UTILITY : Acid- resistant, anti-skid ceramic tiles of Kajaria or equivalent.
• Corridors, staircases & lift lobbies: Granite / Vitrified flooring.
• Entrance lobbies : marble

KITCHEN

• Polished granite platform with superior stainless steel sink. Up to ceiling level glazed tile dado above kitchen platform.
• Provision for modular kitchen, electrical chimney and water purifier.
• Power points for modern appliances. 

BATHROOMS

• GLAZED CERAMIC tiles dado upto 8' Height in toilets of reputed make.
• CPVC/UPVC for plumbing lines of Ashirvad or equivalent.
• All bathrooms fittings of jaguar or equivalent make. Hot and cold wall mixer with shower. 

ELECTRICAL WORKS:

• Concealed copper wiring with PVC INSULATED Wires and modular switches of Legrand/Polycab or equivalent.
• Two way switches for fan and light in bedrooms.
• Power points for cooking range chimney, refrigerator, microwave ovens, mixer/grinders, water purifier, exhaust fan in kitchen, washing machine in utility area.
• Provision for geyser points in bathrooms.
• Provision for AC points in bed rooms including copper pipe for split AC and drain line for outlet.
• Provision for Telephone, television & internet connection points in living room and master bed room.
• 3-phase supply for each unit and individual meter boards.
• MCB (Miniature Circuit Breakers) for each distribution board of Legrand or equivalent. 

PAINTING

• EXTERNAL WALLS: Textured finish and weather proof apex over primer of Asian paint based on the finalized elevation. 
• INTERNAL WALLS: Two coats of Birla putty finish, primer coat two coats of good quality Asian emulsion paint.

RAILING

• S.S/M.S railing for balcony and staircase. 

FALSE CEILING:

• Gypsum Ceiling is provided for all bedrooms, living & dining.

TELECOM

• Telephone Points in living and Master Bed Room.
• Intercom facility for all the units connecting security. 

LIFTS

• Sufficient numbers of high speed automatic passenger lifts with rescue device with V3F for energy efficiency of Schindler/Johnson or equivalent.

FIRE & SAFITY: 

• Fire hydrant & fire sprinkler system in all floors common area & basements.
• Fire alarm & public address system in all floors & parking area (basements) control panel will be kept at the main Security.

LANDSCAPE

• Designer landscaping with water bodies, paved drive ways & lightings etc as per the approved design.

GENERATOR

• Power backups for common areas, lifts and backup for 500 watts in each flat

WTP & STP:

• Fully treated water made available through an exclusive water softening plant.
• Sewage treatment plant of adequate capacity as per norms will be provided inside the project. Treated sewage water will be used for the landscaping.

SECURITY

• Sophisticated round-the-clock security system. Surveillance cameras at the main security & entrance of each block. Panic button & intercom will be provided in the lifts connected to the security room.

CAR PARKING:

• Multi-level car parking
• Excellent drive way and sufficient ventilation for cellars.
