Calculation of property tax may be confusing or complicated for a lot of property owners.You may be familiar with Online property tax payment and many of you might have wished if BBMP had a system or method for calculating your property tax online. Now you can easily calculate your property tax online. Recently, the Bruhat Bengaluru Mahanagar Palike (BBMP) introduced Online Property tax calculators for simplifying property tax calculation. Information required
Before you go to BBMP website for online property tax calculation, you need to have some information relating to your property before hand. The information includes year of construction, zonal area, etc. Following are important information required about your property for online property tax calculation.
- Year of Construction: Year of calculation is important for finding the depreciation rate and depreciation amount of the property. This is the year in which your home or apartment was constructed. This can be easily available from your property document or you can ask your builder for the same.
- Zonal classification: BBMP has classified properties in Bangalore into different zones from A to F. You need to know to which zone your property belongs. The detailed zonal classification will be available on the official website of BBMP. To find out in which zone your property falls, clickZonal Classification-Residentialfor residential property and Zonal Classification-Non Residential for Non Residential property.
- Built-Up Area in Sq. ft: The built-up area refers to the entire area of the floor including carpet area and walls. The built up area would include the space covered by the thickness of the inner and outer walls of the flat or the area of the apartment that includes the area covered by the walls. But built-up area is different from super built-up area. The super built-up area includes the built up area along with the area for common spaces such as the lobby, lifts, stairs, etc. Your built-up area will be specified in your property sales deed. If it is not mentioned in your sales deed, you can measure or calculate it from your apartment’s floor plan. If you let your property out for rent, you should differentiate tenanted area and self-occupied area.
- Car Park Area in Sq. ft: If car park area is applicable for your property, you should differentiate tenanted area and self occupied area. If you don’t know the exact car park area, you can enter a rough figure.

BBMP classifies property in Bangalore into the following zonal areas- West, South, East, Bommanahalli, Byatarayana Pura, Dasarahalli, Mahadevapura and Rajarajeshwarinagar. BBMP classifies properties in Bangalore into three types-
To calculate property tax for Residential & Vacant Land, click the Residential & Vacant Land Calculator, and enter details such as assessment year, submission date, category, zone, built-up area and car park area; then click the ‘Submit’ button. This will calculate your property tax and show the amount that you have to pay. If you want to know your property tax details, click on ‘Property Tax Details’ which will open another page containing the details of the property tax.
To calculate property tax for Non – Residential property, click on ‘Non – Residential Calculator’ and enter details such as assessment year, submission date, category, zone, built-up area and car park area; then click ‘Submit’ button. This will calculate your property tax and show the amount that has to be paid. If you want property tax details, click on ‘Property Tax Details’ which open another page containing details of property tax.
To calculate property tax for Village Residential property, click on‘Village Calculator’and select your village residential built-up areaand occupied status. If your property is applicable for both self-occupied and tenanted, first enter details of Self-occupied and click ‘Submit’; then enter details of Tenanted and again click ‘Submit’. If you want property tax details, click on ‘Property Tax Details’ which opens another page containing details of property tax.
Under special category V, the lump sum tax is applicable only for ordinary village houses and not for those houses, villas and apartments that have come up in layouts approved by the Local Planning Authorities or developed by Bangalore Development Authority, Karnataka Housing Board or any private layout developed. For houses and apartments, in such layouts, property tax shall be computed on the basis of the rate prescribed for the zone where the property is located.
Online Property tax payment
For online payment of your property tax , you should have the PID number and the application number for tax paid for the year 2008-09. For making online payment or taking a print of the filled-in application form, visit BBMPonline property tax payment website
From the property tax online payment page you need to choose Form IV (White form) where there is no change either in the extent of built up area or usage. Form V (Blue form) should be filed by those property owners who have made changes either in the extent of built up area, usage or occupancy.
Next choose Payment Type, ie, if you want to pay half yearly payment (First Half / Second Half) or full yearly payment (for the full year). After filling up the details for property tax, if you want to pay property tax online, use your PIN number issued by your bank for making online payment. In case you do not have card enabled by VBV (verified by VISA) OR VBM (verified by MASTER), chose the option “Fill the form and pay at BBMP Help Centre”. After you complete the entry of payment details like cheque / DD number, MICR , amount and date of instrument, save and take a print of the filled in application form and submit the same at the Help Center on the same day.
