General

Structure:
RCC framed structure with RCC foundations confirming to BIS. The building to be designed as per requirements for Seismic zone III. Anti-termite treatment will be provided as per BIS for the complete building. Walls will be constructed using bricks set in cement mortar. 9” thick brick wall for the outer wall and 41/2” thick brick wall for the internal partition wall.

Wall finishes:
Internal walls will be finished with cement plaster with putty finish and emulsion paint. The toilet walls will be finished with concept glazed ceramic tiles subject to a limited choice of colours and concepts up to lintel level. Trims and profiles will be used in the wall dado. Toilets, Kitchen, Balconies and other areas will be finished with cement plaster and putty finish and emulsion paint . Wash area will be finished with ceramic tiles upto 3’-0” height. 2’-0” above the kitchen platform will be finished with glazed ceramic tiles of size 8” x 16”. Exterior faces of the building will be finished with the cement plaster and Exterior Weather coat grade paint.

Ceiling:
Ceiling areas of living, dining & bedrooms will be finished with cement plaster & cement paint. Ceiling areas of toilets, Kitchen & balcony will be finished with cement plaster and cement paint.

Floor finishes:
Living, Dining, Bedrooms, and Kitchen will be finished 2’ X 2’ vitrified tiles with matching 4”high skirting using the same tiles matching the floor. Bathrooms & Utility areas will be finished with ceramic matt finish tiles. Balcony areas will be finished with Terra Cotta or Rustic finish tiles and 4” high skirting using the same tiles.

Common Area finishes:
Staircase & lobbies will be finished with Granite Flooring as per the architects design. Car parks will be finished with PCC / Granolithic flooring. Driveways to be finished with inter-locking paving blocks.

Entrance door:
Teakwood frame with Solid Teak wood paneled doors as per the Architect’s Design with SS finish handles and cylindrical locks

Bedroom doors:
Flush doors with cylindrical locks and finished with enamel paint on both sides.

Toilet doors:
30mm thick both side plastic coated waterproof flush doors with Godrej cylindrical locks finished with enamel paint on both sides.

Windows:
UPVC sliding windows with plain glass, Ventilators using hard wood frame with louver type shall be provided as per the Architect’s design. Painted MS grills grouted to the walls will be provided.

Kitchen:
RCC Platform will be done with 20mm thick Galaxy Black Garnite slabs 2’ wide and provided with Stainless Steel Single Bowl sink with single drain board. Sink to be provided with swinging spout. Provision for fixing an exhaust fan and aqua guard will be made. Washing Machine Inlet / Outlet provision to be provided in Utility area.

Toilets:
Wall mounted closets of ROCCA / equivalent make will be provided in all toilets. All toilets in the apartment to be
provided with European closets. Health faucets to be provided for the closets. All Bedroom toilets will have a Wash basin. All toilets will have provision for connecting a Geyser. All sanitary ware will be of ROCCA / Equivalent make – ‘White’ Color.
All CP fittings will be of ROCCA / GROHE / Equivalent make.

Electrical:
Concealed insulated copper multi-strand ‘Power Flex’ wires in all apartments. Each apartment will be provided with a distribution board having MCB’s . All switches & sockets are modular type of ANCHOR WOODS or equivalent make.

Lift:
The building will be served by Automatic lifts.

Power Supply:
3-phase power supply will be provided for each apartment.

Compound Wall:
5’ high Compound wall on all sides of the plot with required Gates as per Architect’s design.

Landscaping:
Adequate landscaping will be provided as per Architect’s design.

Water:
Required Bore wells will be provided.
One underground RCC sump of required capacity for metro water, overhead tank with partition wall for drinking /
bore well will be provided.
Water Treatment Plant shall be provided
Metro water provision for tap in kitchen.
