JOINERIES

• Doors: Main entrance door shall be provided with first class teak wood, frames and shutters with "godrej night latch/likewise" or mortise lock/metro/likewise, brass hinges and lacquered brass/matt finish steel handles and eye piece will be provided
• All other doors shall be provided with teak wood frames and 12mm thick water proof inserts or solid core flush door shutters, OST or skin door
• Bathroom doors shall be provided with laminated / chemical painted flush doors
• Door fittings will be provided with anodized aluminum fittings
• Windows: Window frames and shutters powder coated UPVC windows
• Ventilators: Ventilators shall be provided with first class country wood, glazed louvers with MS grill

FLOORING

• Drawing, dining, kitchen and other room floorings shall be provided with 2'0" x 2'0" vitrified tiles of premium standard brands granite/likewise

KITCHEN

• Flooring: Kitchen floorings shall be provided with 2'0" x 2'0" vitrified tiles of standard brands/granite/likewise
• Platform: Kitchen platform shall be of high grade polished black granite top base
• Dado up to 2'6" height above the platform
• Sink: Stainless steel kitchen sink shall be provided without drain board
• Loft/shelves: It hall be provided as per drawings
• Suitable openings for exhaust fans will be provided

TOILETS

• Anti skid ceramic tiles flooring
• Ceramic tile dado for about 7'0" height from the floor
• Suitable openings for exhaust fans shall be provided
• Water proofing to all toilets by brick bat coba

SANITARY WARES AND FIXTURES

• EWC: EWC, Wash basin shall be provided with parryware or eq. brand for attached bed room toilets in superior/kashmir white
• IWC: IWC shall be provided with parryware or eq. brand for common toilets
• Wash basin: Wash basin shall be provided with parryware or eq. brand either in dining or in common toilet
• Low level flushing cisterns of PVC or FRP fittings, plastic seat cover for EWC, deluxe CP brass fittings and other suitable fixture

PLUMBING

• Sump: One sump of adequate capacity for receiving metro/panchayat water as and when CMWSSB/panchayat water supply becomes available to the complex
• OHT: One over head tank of adequate capacity shall have two compartments with a provision for pumping water from captive source (bore well) or water from the ground sump
• Bathrooms: 2 way tap connections shall be provided in bathrooms and hot and cold water provision
• Concealed plumbing arrangements, with CPVC pipe line of slow guard make for hot water pipe line
• Kitchen: A tap in the kitchen for bore water supply from over head tank
• Taps shall be provided to supply ground water (bore water)

ELECTRICAL

• 3 phase electric supply connection with change over facility
• Concealed copper wiring
• Provision of electrical points as listed in table below

PAINTINGS

• Internal: All internal walls and ceiling shall be h one coat of acrylic primer and p2 coats of emulsion paint
• External: The external walls of the apartment/building shall be initially applied with 2 coats of white cement and finally finished with 2 coats of weather proof exterior emulsion
• Doors/windows: Doors other than entrance door and windows with enamel paint
• Entrance/main door with varnish (sealer finish/melamine finish)
• Grills: MS grills with two coats of enamel paint

STAIRCASE

• Flooring: Steps and landing shall provided with commercial high traffic anti skid times/pavers of premium quality
• Railing: Hand railing will be provided with steel/metal material

COMPOUND WALL

• Gates: Compound wall shall be provided along the boundaries of the premises with MS gate as per the design and drawings
• Ramp: Ramp will be provided as per the drawings

SPECIAL AMENITIES

• Hard and soft landscaping will be provided (if space available for)
• Building elevation is as per the architects design
• Building name shall be provided in metal letters
• Flat owners name plate shall be provided at the entrance of the apartment
• Separate electric meters for all flats in the main board, a separate common electric meter for common service and sub main board (DB box) in each flat for quick isolation of supply
• Water proofing to all toilets by brick bat coba
• Water storages shall be water proofed
• Pest control treatment in three stages
• Safety/coverings will be provided for motors
• Common wash basin in terrace
• Balcony safety grills over 2.5 feet shall be provided at extra cost
