Foundation and Basement
Random rubble in cement mortar with 1:10 ratio for foundation and basement or well foundation according to the soil condition.
Plinth Beam If Required
Plinth bean in RCC in the ratio 1:4:4
Brick Work:
Brick Work in Cement Mortar 1:8 Ratio.
RCC Work:
Reinforced cement concrete 1:4:4 all slabs, lintels, Sunshades, staircase, beams etc complete with 20mm nominal size broken stone.
Plastering:
Plastering with Cement mortar 1:6 ratio, 12mm thickness are coated to walls and sunshade etc.
PCC Flooring:
Plain cement flooring in ground floor rooms with 1:5:10 ratio.
Termite treatment:
Termite treatment will be done in 3 stages
Foundation stage
Ground Beam stage
Before flooring stage
Chemical used is Chlorophyrifos 20%, Trisul 20%, Dursban 20%
Joinery Details: Doors and Windows
Wooden outer frames and wooden doors for entrance with matt finish. Flush / Panelled doors for bedrooms finished with enamel paints. PVC door for toilets. Windows are wooden frames with MS grills.
Staircase handrails:
Stainless Steel or Combination of Wood and MS grill or cast iron.
Flooring:
Vitrified tiles for living and dining and glazed tiles for rest of the floor area.

Kitchen includes

All concealed water lines will be of G.I. "B†class pipes of standard make. All waste water, sewage, storm water lines will be of PVC – 4kg/sq.cm of standard make. All the other exposed and buried water lines will be of PVC threaded type of standard make, with necessary Inspection Chambers.
Electrical:
Independent three phase wiring including ELCB & MCB, 2 light point and one fan point in each room, exhaust fan provision in kitchen and toilets, Switches – Elle or Equivalent switches, 10 5A sockets and 4 15A socket in each villa. Provision for TV connection in living room and master bed room. Provision for AC in master bed room. Concealed conduits for telephone to drawing and master bed room.
Painting:
Internal: Walls & Ceilings Branded distemper
Doors: Branded Enamel
External: Branded weatherproof antifungal or Asian exterior paint.
Water Supply:
Round the clock water supply through sump and overhead tank.
