Various entertainment zones such as MSX Mall, Ansal Plaza, and Eldeco Arcadia also lie in proximity to the region. The locality has several banks and ATMs as well.

Connectivity and transit points

The transportation infrastructure in Bodaki isn't well-developed yet, except for the Boraki Halt Railway Station, which facilitates travel to the likes of Delhi, Ghaziabad, Okhla, Tuglakabad and Faridabad.Apart from Boraki Halt Railway Station, other rail transit points of Ajaibpur Railway Station and Dadri Railway Station are situated at a distance of less than 7 km from the locality and facilitate travel to various parts of the NCR.  The locality is surrounded by many bus stops like Tilpatta, Delta 2, Sector Delta Gate No 2 and Jagat Farm Bus Stop, situated within a 11-km radius. Buses from these bus stations connect various localities in Greater Noida and other regions of the NCR. Indira Gandhi International Airport is situated 55 km away, and can be reached within an hour via Noida-Greater Noida Expressway.

Factors for growth in the past

Availability of land was one of the major factors that led to the real estate development in Bodaki. It enticed many well-known builders such as Ansal API and Empire Infrabuild Pvt Ltd to set up projects here, kick-starting the residential sector in the area. Proximity to developed cities of Delhi and Noida, and affordable property prices stirred the interest of many working-class families and professionals to invest in Bodaki. In addition, the presence of the Boraki Halt Railway Station worked in the locality’s favour by aiding connectivity in the region, making it more accessible to other areas.

Residential market analysis

More than half of Bodaki’s property market comprises high-rise apartments, with builder floors, independent houses, villas, and residential plots falling next in line. The average rate of apartment in Bodaki is Rs 2,400 per sq. ft, whereas independent houses sell at an average rate of Rs 3,700 per sq. ft.

Major challenges

Although many schools, colleges, and hospitals are found in nearby localities, there aren’t any within the locality. Residents thus have to travel to nearby areas to avail these services. Development of social infrastructure within the area could save the residents some tedious travel time. Absence of entertainment zones in the area also poses a problem, as residents have to travel close to 10 km to reach these places. Lack of a bus stop within the locality also causes inconvenience to the residents, as they have to travel to other localities to access bus stops.

Factors for growth in the future

The completion of various upcoming residential projects such as Ansal Zeenia Terraces, Ansal Megapolis Orchid Gardens Villas, Ansal Daffodil terraces, Ansal Megapolis Carnation Gardens Villas, Empire King, and Queen Tower will attract a traffic of home-seekers to settle in the area, and will shoot up the realty demands here. Furthermore, approval of the extension of Noida-Greater Noida Metro Line, which would pass through Bodaki will propel growth in this area. The proposal to implement a high-speed Metro link in Greater Noida has already cajoled the interests of many developers and investors. If this project sees the light of the day, residents of Bodaki will be able to reach Indira Gandhi International Airport in less than 40 minutes, even during peak traffic hours. This improved connectivity will change the face of Bodaki’s real estate market.
