Structure

• RCC Framed Structure: Designed for seismic zone 3 as per structural designs.
•  Concrete & Steel: Grades will be as per the structural consultant's recommendations.

Doors & Windows

• Main Door: Teak wood frame with Teak shutter.
• Internal Doors:pre-hung laminated door frame and flush door shutter.
• Toilet Door: Pre-hung engineered door frame with a water-resistant molded shutter for toilets. All doors will be from JACWOOD or JACKSON.
• Balcony Doors: Powder-coated aluminum sliding doors with 5mm toughened glass.
• Windows: Powder-coated aluminum sliding windows with 5mm glass.
• Ventilation: Powder-coated aluminum frames with 5mm glass.
• Hardware: All hardware will be stainless steel.

Locks:

• Main Door: Digital lock (Yale or Dorset).
• Internal Doors: Mortice lock (Godrej, Dorset, Ozone, or Sifon).
• Toilet Doors: Dead latch (Hafele, Godrej, Dorset, Ozone, or Sifon).

Electricals

• Wiring: Concealed copper wiring (FRLSH class II) for lighting, fans, power points, and AC points. Wired provisions for water heater and exhaust fans in all apartment toilets.
• Data & Communication: Wired provisions for telephone and internet (Wi-Fi) in the living room and master bedroom. Wired provisions for cable TV/DTH in the living room and master bedroom.
• Brands: Wiring will be from RR Kabel, KEI,Finolex, Polycab, Havells, or VGuard.
• Switches & Sockets: Modular plate switches and sockets from Legrand (Lincus), Schneider (Livia), Havells (Fabio/YU), or Honeywell (Evo).
• Safety: Adequate ELCB & MCB will be provided in each apartment from Legrand, Schneider, or Havells.

Power Backup:

• DG power backup will be provided for all common services and selected light and fan points in living rooms and bedrooms.
• Note: Inverter backup provision is available at an extra cost.
• TV and refrigerator points will have a power backup of up to a maximum of 600W per apartment. AC points, water heater points, and other 16A points are not included in the power backup.
• Light Fixtures: LED fixtures for common areas and individual apartment balconies.

CP & Sanitary

• Fittings: All toilets will have single-lever concealed diverters for the shower and spout. A pillar tap will be provided for the washbasin, and a health faucet  will be provided in all bathrooms. A mirror lamp and concealed stopcock will be provided in every toilet.
• Brands: CERA/Senator, Jaquar, Kohler, or Grohe.
• Hot Water: Provision for hot water will be provided for the overhead shower and spout in all apartments.
• Piping: All supply lines will be ISI-marked CPVC/PVC pipes (Finolex, Supreme, or Good Will). Open plumbing will use ASTM pipes and concealed plumbing will use CPVC.

Kitchen & Work Area:

• Wall-mounted faucet taps will be provided in the kitchen and work area.
• Brands: CERA, Jaquar, Kohler, or Grohe.
• Sinks: An ISI-marked stainless-steel single-bowl sink with a drain board for the kitchen and a single-bowl sink without a drain board for the work area.

Brands: Prince, Hind ware, Johnson, or Nirali.

• Accessories: Towel rods and soap dishes with a C.P. finish will be provided inside the toilet. A towel ring will be provided near the dining washbasin.
• Wall-Hung Fixtures: All toilets will have a wall-hung EWC with a concealed flush tank and a wall-hung washbasin.
• Brands: CERA, Jaquar, Kohler, or Grohe.
• Concealed Cisterns: From Geberit, CERA, or Jaquar.

Flooring & Finishes

• Lift Lobby: Composite marble, granite, or vitrified tiles as per the architect's design.
• Staircase: Vitrified tiles with MS/GI section handrails as per the architect's design.
• Carpark: Seamless VDF flooring with grooves or exterior-grade paving tiles in specific areas as per the architect's design. The ground floor will be finished with cement mortar screeding with grooves.

Apartment Flooring:

• Living, Dining, Bed, & Kitchen: 80cm x 80cm or 60cm x 120cm vitrified tiles.
• Brands:Simpolo, Kajaria, Johnson, Qtone, Somany, AGL, or Livenza.
• Toilet Flooring: Ceramic tiles for the floor and walls up to the full height of the toilet.
• Brands:Simpolo, Kajaria, Johnson, Qtone, Somany, AGL, or Livenza.
• Balcony: Rustic or anti-skid ceramic tiles with GI/MS railing (minimum 1.2m height) as per the architect's design.

Painting:

• Internal Walls & Ceilings: Regular emulsion paint with a putty finish in all apartments, common areas, and utility spaces.
• External Walls: Weather-proof, anti-fungal, exterior-grade emulsion.
• Brands: Nerolac, Berger, Asian, or Jotun.

Kitchen & Work Area Counter Slab

• To allow for better utilization of interior work, a granite countertop will not be provided.

Our scope of work includes:

• Supplying a single-bowl sink with a drain board for the kitchen and a single-bowl sink without a drain board for the work area.
• The customer is responsible for fixing the sinks.
• The proposed counter height is 85cm from the finished floor level.
• We will supply and fix dado tiles (60cm from the proposed countertop level) based on the counter location specified in the brochure plan.

Other Amenities

• Elevators: Two elevators with automatic doors and ARD facility from OTIS, Johnsons, Thyssenkrupp, Fujitech, or Kone.
• Air Conditioning: Wired provisions and drain pipes for split AC units in all bedrooms and drawing/dining rooms.
• Automation: Access control entry at the main entrance lobby with CCTV surveillance.
• LPG: Piped LPG supply with a gas leakage cut-off valve will be provided for each apartment.
• Landscaping: Driveway will have seamless VDF flooring with grooves or exterior-grade paving tiles. The entrance gate will be designed by the architect.

Water & Electricity:

• An underground sump (UG Sump) and overhead water tank (OHT) will be provided for drinking purposes.
• Kerala Water Authority (KWA) connection can be made available at an extra cost, which will cover labor, materials, deposits, tar-cutting charges, and all other relevant charges to connect from the KWA connection point to the UG Sump.
• EV Charging: Provision for a single-phase EV charger outlet with a 32A rating in the apartment metering panel.
