Overview :
Dahisar East, located in the north-western side of Mumbai, is one of the prime suburb. Mira Bhayander, Navagaon, Borivali West, Borivali, Charkop Gaon, Borivali East, MIDC, and Kandivali West are its neighboring localities. Dahisar is the first locality of Mumbai. Dahisar was originally a part of Thane District; it became a part of Mumbai in the 1956, when Borivali taluka was merged with Bombay Suburban District. Dahisar was once a popular spot for film shoots. This locality is bounded by the scenic hills of Sanjay Gandhi National Park on the eastern side and the passage of Manori creek and saltpans on the western side. Dahisar was once an idyllic place to live in, with small hillocks, mango orchards, the Dahisar River and numerous lakes and ponds. The orchards and Hills have been wiped out by slums and lakes have now been filled over for building construction. The Dahisar Subway was the only link connecting Dahisar west to east until 2007. Dahisar station is the last station in Mumbai (officially). The area around the station is heavily trafficked. The residential area of Mhatre Wadi on the western side and Maratha Colony on the eastern side, were the first planned residential areas of Dahisar. Western Express Highway is passing through the centre of the locality.
Connectivity :
The railway line divides Dahisar into two sections, East and West. Dahisar East is well connected by the Western Urban Road. Bhayandar, Mira Road, Dahisar, Borivali, Kandivali, and Malad are its nearby railway stations. However, Dahisar Railway Station is the nearest railway station to Dahisar East which is located at a distance of 2.6 km via Lokmanya Tilak Road and CS Road.
This locality is surrounded by Swami Vivekanand Road, Lokmanya Tilak Road, and Link Road which further connect Dahisar East to Western Express Highway.
It has excellent connectivity to Chhatrapati Shivaji International Airport which is located at a driving distance of 18.9 km via Western Expressway Highway.
The neighborhood has two BEST bus stations, Dahisar Bus Station in Dahisar East Area near Dahisar Check Naka and Dahisar Bridge Bus Station in Dahisar (West). The Western Express Highway too is easily accessible from all parts of Dahisar.
Factors for future growth :
Due to its proximity to Powai and Andheri, the area is close to important business hubs such as SEEPZ SEZ and Kensington SEZ. The area is further connected to other areas and business hubs via Western Express Highway (WEH), JVLR, Aarey Road and SV Road. The area can also be accessed by local trains that run on the western line.
An improvement in infrastructure, entry of top builders in the area and upscale structures have been the biggest drivers of growth here.
Goregaon-Mulund Link Road (GMLR), harbour line of the suburban railway network and second line of Mumbai monorail are expected to come here, making the area more attractive from a real estate standpoint.
Proposed Infra :
Mumbai Metropolitan Region Development Authority (MMRDA) is building the elevated corridor between Andheri East and Dahisar East. It will have 30 stations. MMRDA has started work on barricading a 1-km stretch at three major places along the route and target completion is 2019.
Western Express Highway (WEH) is the arterial road to travel towards town side / south Mumbai and it takes a substantial amount of time for people staying in the western side of Western suburbs to even reach the WEH. Now with the Metro Line 7 coming up the means as well as ease of transportation from Eastern side of Western suburbs will increase substantially.
Factors for future growth :
Coastal road, Mumbai Trans Harbour Link, Mulund Goregaon link road, Colaba-Seepz, Dahisar to DN Nagar and Dahisar east to Andheri metro corridors and elevated roads are some of the major projects the government has undertaken to improve the east-west connectivity.
The infrastructure projects undertaken in this region will result in increased residential and high quality social infrastructure developments in all the new micro markets here.
Investing in a south Mumbai luxury property is immensely capital intensive whereas for a lesser amount, one can get a good deal in the suburbs. Also the appreciation rates are faster here making it a lucrative real estate market. Therefore, the micro markets like Goregaon, Malad, Kandivali, Mira Road, Powai, Vikhroli, BKC East, Ghatkopar and others are witnessing an emergence of budget homes offered by varied developers.
The Dahisar-DN Nagar Metro-2A corridor has cleared another big hurdle, with the Western Railway and the Mumbai Rail Vikas Corporation giving the green signal for the elevated corridor to go over the railway tracks at Dahisar.
Infrastructural Development (Social & Physical) :
The locality has a good number of educational institutions like international schools, schools affiliated to all the different boards and colleges. Some of the schools present here are VPM’s Vidya Mandir, Tree House Play Group, Pooma Pranja Education Centre, Sheth Vallabhda Karsandas Natha High School, Shree Vishwakarma High School, Lexicon Global School, St. Mary’s High School, and Swami Vivekanand among few.
The hospitality sector of the area is thriving because of the presence of a number of hotels, restaurants, resorts and serviced apartments. Some of the hotels and resorts present here include Hotel Payal Restaurant & Bar, Side Walk Hotel & Bar, Sammelan Restaurants & Bars, The Maharaja to name a few.
The locality has a good retail market with malls, shopping plazas, shopping complexes, retail outlets, stationery shops, and grocery outlets. The shopping malls in the locality include Star Market, Indraprastha Shopping Centre, Flea Market, and Phoenix Marketcity.
