STRUCTURE

• RCC Framed Structure with Red Bricks used for External and Internal walls.
• Earthquake-Resistant Structure designed to adhere to Seismic Zone III standards.
• Anti-Termite Treatments applied wherever applicable during the construction stage.

TILING (Flooring)

• All tiles will be sourced from Orient Bell, Kajaria, Somany, or equivalent brands.
• Living, Dining and Utility Areas – 2’0” x 2’0” vitrified tiles with spacers.
• Toilets, Balconies and Utility Area – Anti-skid ceramic tiles with spacers.
• Terrace – Weatherproof tiles.
• Door thresholds within flats will be finished with granite.
• Staircases – Finished with granite flooring.
• Stilt Floor Lobby – Granite flooring; Corridors and Typical Floor Lobbies – Vitrified tiles.
• Car Parking (External) – Anti-skid tiles (interlocking pavers).

TILING (Dado)

• All tiles will be sourced from Orient Bell, Kajaria, Somany, or equivalent brands.
• Kitchen – 2’ x 1’ ceramic wall tiles up to 2 feet above the platform.
• Toilets – 2’ x 1’ ceramic wall tiles up to 8 feet from the floor level.
• Utility Area – 2’ x 1’ ceramic tiles, height to match the kitchen wall level.

KITCHEN

• 18 mm thick black granite kitchen platform (size as per drawing).
• Stainless Steel (SS) sink will be provided.
• Vitrified tile flooring from Orient Bell, Kajaria, Somany, or equivalent brands.
• Sink water point with CP fittings will be provided.

ELECTRICAL FIXTURES/FITTINGS

• Three-phase power supply with concealed wiring will be provided.
• All switches will be of Anchor Roma or equivalent brand.
• Cables and wiring will be of Orbit or equivalent brand.
• SPLIT A/C provision with electrification will be provided in the Living Room cum Dining Area and all Bedrooms.
• 15A plug points will be provided for Refrigerator, Washing Machine and Microwave Oven.
• 5A plug points will be provided for Geysers in all Toilets.
• 5A socket for Chimney will be provided in the Kitchen and Exhaust Fan points in all Toilets.
• Power backup for each flat and essential points in common areas.
• Solar power for essential points in common areas.
• TV points will be provided in the Living Room and all Bedrooms.
• Telephone/Internet points will be provided in the Living Room and Master Bedroom.

DOORS / WINDOWS / VENTILATORS

• Main Door (3’6” x 7’0”) – Frame made of good quality Teak Wood; 44 mm thick shutter with both sides finished in Malaysian

PLUMBING & SANITARY

• All sanitary ware will be ceramic, from superior brands like Hindware or equivalent.
• EWC with health faucet of superior brands like Hindware or equivalent.
• Washbasins of superior brands like Hindware or equivalent.
• CP fittings of superior brands like Hindware or equivalent.
• CPVC/UPVC pipelines, PVC soil water lines, sewage pipelines and rainwater lines will be from quality ISI brands like Ashirvad,
• Prince, Finolex, Star, or equivalent.

PAINTING FINISHES

• All internal walls will be finished with 2 coats of Nerolac or Berger Putty, 1 coat of primer and 2 coats of premium emulsion
• paint from Asian, Nerolac, or equivalent brands.
• All external walls will be finished with texture putty, 1 coat of exterior primer (Ultima) and 2 coats of Dr. Fixit or equivalent brand.
• Ceilings will be finished with 2 coats of putty, 1 coat of primer and 2 coats of tractor emulsion from Asian, Nerolac, or equivalent brands.
• MS railings for Balconies and Staircases will be aesthetically designed, fixed to walls and finished with enamel paint.
