Factors for Growth in the Past
A few years ago, Baner was an agricultural land. Once famous for its Mango, Guava, Tamarind and Plums. Baner lost its charm as a rich agricultural hub, slowly emerging as a blooming industrial stretch in the making. Industrialisation of the locality, therefore, was a major growth factor at the start.
Infrastructure development has been another major factor, as community participation in the area has been enabling basic infrastructure upgradation. Solid waste management, for instance, has been top priority in the area. This eventually led to an influx of people in the area.
Residential & Commercial Market
Baner has emerged as a highly desirable location for IT professionals because of its proximity to Aundh and Hinjewadi, and easy access to the highway. Property price in Baner is around Rs 7,350 per sq. ft.
ITI Road, the road connecting to Baner, is extremely crowded. Paucity of parking spaces within the area is a cause of concern, as well. Sometimes, IT professionals have to park their vehicles on the roads instead of the basement, causing more traffic issues.
In addition, curbing the menace of stray dogs in the area is a matter of concern. Although the crime rate is relatively low in the region, petty thefts can occur once in a while. During monsoon, heavy showers tend to take a toll on the busy traffic roads.
Factors for Growth in the Future
Considering the rise in the number of residential projects being launched, the real estate market in Baner is set to grow significantly. Upcoming projects in Baner such as Park Grandeur, Basil Garden Rise, Aarti Residency, KBD Aurelia, Vilas Javedkar Portia, Kasturi Legacy, and Puranik Aldea Espanola are slated to be launched in the next three years.
Baner has seen historical appreciation of 20-25% and still continues to benefit tremendously from growth factors such as availability of good infrastructure, serene environment, and proximity to Pune-Mumbai Expressway and the thriving IT hub Hinjewadi.
