Getting wowed by a house which looks perfect is easy, but it is very important to look beyond that pleasant facade. We often hear about apartment rental gone bad. You can ask as many questions as possible but there are millions of things going in your mind while checking a potential house, you may forget a few essential questions you must ask the landlord about the house/ apartment.
Following are 10 essential Questions to ask your landlord before you sign or moving in.
Are the appliances working properly?
Ask what appliances are provided in the house. Check whether they are in working condition. If there is any requirement for repairing or servicing, ask the landlord to get it done before moving in.
Is there any infestation problem ?
Make sure that there is no insect, rodent or bed bug problem. Ask if there is any history of any such problem in the apartment. If yes, then check documents to make sure that all necessary actions at ridding them has been taken by the landlord.
What amenities and utilities are included in Rent?
Some apartments have certain amenities like swimming pool, gym etc. and utilities like electricity, gas etc. included in the monthly rental. Before moving in ask your landlord what exactly is included in your rent and which utilities landlord is going to pay for.
What is the maintenance Policy?
Who pays for repairs can be a sticky issue. Make sure in advance which repairs you are liable to pay for. The Landlord is liable to pay for repair of regular wear and tear to the property. Document everything that is broken, every crack and defect before you move in.
Are all Security Systems in Place and in Working Condition?
Security is very important in any house. Ask the landlord what security systems are there in the apartment and check yourself to make sure that they all are in working condition.
Are the Locks on the Door changed?
It is very important to get new locks on the door of the house. Ask your landlord whether the locks on the door has been changed or not. Make sure they are changed before moving in.
Can You Redecorate?
Before painting the house or making any other changes in the structure of the house, get permission from the landlord. If the landlord approves such changes only then go ahead. Usually landlord repaint the house before anyone moves in, so ask if they are going to repaint the house.
Is there Parking Facility available?
Ask if you will get a parking spot. Is the parking facility included in rent, if not, what will be the extra charge? Ask where your guest can park their vehicles.
Are Pets Allowed?
If you have a pet, make sure you ask the landlord whether pets are allowed in the house and what kind of pets are allowed. Will you have to pay any pet charge or deposit?
What is the penalty if you break the lease and process for Vacating the premises?
Ask about the period of the lease. Is there any penalty if you break the lease before the said period. If yes, what is the penalty for breaking lease. After the lease period gets over, ask what is the procedure for vacating the house and if you can renew your lease.
