5 Things You Need To Consider In Tenant Verification

Tenant Verification plays important and vital role in finding the best tenants for your rental property. You can eliminate your tenant problems by Tenant Verification. Following are five important things you need to consider in tenant verification.

  • Conduct background check for gathering criminal records, employment records and financial records of your tenant. If your potential tenant has a history of skipping rent or destroying property, you may be able to find this out through background check.
  • Ask prospective tenants to complete a rental application which includes information, such as name, Present and permanent address, employment details, rental history, copy of driving license or passport and references. Ensure to ask for two recent passport size photos along with rental application.
  • Ask for contact details of previous landlord. This helps you to ensure that your prospective tenants will keep your premises and property clean and they have no history of skipping rent or destroying property.
  • In case you cannot undertake tenant verification process your own, register with companies providing Tenant Verification Service. They collect pertinent information from credit reports, court records of evictions, bad check reports, state courts, utility companies etc.
  • Get a copy of Police Verification Report from previous landlord of prospective tenant. Police verification report is specifically verified whether or not he/she has been involved in any criminal case and if there is any criminal case pending against him/her in the court of law as per district police records. Nowadays it is mandatory for landlords to get police verification. You can collect Police verification form manually from nearest police station or download them from website of state police.

If you’re a new landlord and are unsure of how to verify potential tenants, verify rental history, or have the association check them for you. In case you are not able to find prospective tenant, appoint a real estate agent to find a best tenant for your property. Always perform a background check using the information from your rental application or information given by prospective tenant. The more information you obtain will lower the risk that you will run in to an issue of fraud.
