DDA: Setbacks Areas Can Be Used For ATMs, Guardrooms
Urban growth is likely to denser in the coming days as building norms have been eased to allow the use of setback areas to install ATMs, guardrooms, and washrooms. However, these exemptions will only be applicable in commercial buildings located in an area of more than 3000 sq.mt.
Officials have shared that the new building laws are meant to maximize the use of space and to some extent prevent sealing activity in the future.
In building and zonal planning, setbacks occur to provide a location between different land uses and structures. They are designed to protect structures and improve their quality of life. The purpose is to make sure that a structure does not affect a neighbor’s right to ventilation, sunlight, and the use of vehicles.
Officials also pointed out that the new norms would help in the use of space to install facilities such as washrooms and guardrooms. Other facilities such as ATM kiosks may come in, but a maximum limit of 9 sq.mt. can be used to install such kiosks.
The Delhi Development Authority (DDA) has approved these changes which are now part of the Integrated Buildings bye-law that such structures will not be considered unauthorized and will not invite sealing or fines.
The new criteria also state that the interior open-to-sky a portion of a building may be covered with a removable material. The area under the covered portion may be used as a landscape area, a public space, but not for any commercial purpose.
