DDA yet to decide allotment of EWS flats
Delhi Development Authority yet to decide about the allotment of 2,300 flats, which are already in Dwarka for economically weaker sections (EWS). EWS project is a measure to control the mushrooming of unauthorized colonies in the capital.
DDA took the initiative of the project to build 1 lakh flats under the EWS and low-cost housing categories in three years. This January, around 60 flats were inaugurated and the work was to be completed in October.
This project was announced during 2011-12 but two-and-a-half years later there are only 2,300 flats have been constructed. EWS project flats are located in Dwarka Pocket-23B, Sector-8 have been ready since March. According to the reports, DDA claims that the allotment policy is under review. The construction of the flats is done but wiring work in progress.
EWS project is one of the important project for DDA, as this is a step towards preventing an increase in the number of slum clusters.
EWS Specification:
Particularly for these flats DDA has used prefabricated technology to construct the units. This technology is based on use of precast columns, staircases, beams, slabs and the flats are assembled at the site itself.
There are around 10,440 flats, which are under construction in Rohini, and around 5,860 are being constructed in Narela according DDA. EWS flats in Dwarka has G+4 which consists of one bedroom, bathroom with ceramic tiles, kitchen and lobby area. According to the DDA officials, Rohini flats were delayed by about seven months because of protest by few villagers. The officials said, they are expecting to compete the EWS flats in Rohini and Narela to be ready by this year-end.
There are 4,740 houses, which are being built at Siraspur under the Jawaharlal Nehru National Urban Renewal Mission.37,000 low-cost houses will be constructed by cast in-situ development. During the time of construction, the slum dwellers will be relocated to nearby areas. Such redevelopment is going to be taken up at Kathputli Colony and Kalkaji.
The work in Kathputli Colony is still on progress although shifting of residents to transit accommodation at Anand Parbat has still not been completed. DDA is going to carry out such in-situ development in 21 slum areas. For this a total of 37,000 houses will be provided through in-situ development.
Plans for future:
DDA has already surveyed to construct around 7,000 more flats. According to official estimation Delhi has already 1.7 crore residents and these plans are unlikely to meet the immediate shortage for housing in the city. As per the Master Plan-2021, population has been projected to swell up nearly 2.3 crore by 2021 and estimates that an additional 24 lakh houses will be needed.
The new plan of EWS will prevent growth of slums, mandatory provisions of EWS housing or slum rehabilitation in all group housing to the extent of 15 per cent of permissible floor area ratio (FAR) or 35 per cent of dwelling units on the plot, whichever is higher, has been kept under the Master Plan review process.Housing units constructed by government can create competition with inflated rates offered by private developers
