Pay Your Property Tax by April 30 and Get 5 Per Cent Rebate

Bruhat Bangalore Mahanagara Palike (BBMP) started collecting property tax for the new financial year 2010-11. You can pay your property tax either in full payment or in two equal installments. The property tax amounting less than Rs. 1,000 can be paid in cash while the amount exceeding Rs. 1,000 has to be paid via Cheque or Demand Draft drawn in the favor of the Commissioner, Bruhat Bangalore Mahanagara Palike. Get Rebate on property tax 2010-11

A property owner who makes full payment of property tax 2010-11 on or before April 30, 2010 can get Tax Rebate of five per cent (5%). If property tax for 2009-10 is not filed and paid tax, you will not be able to pay property tax for 2010-11. Help Centers will refuse to accept application form for the current year, if returns for previous years are not filed. You can pay your property tax 2010-11 in two installments but you will not get tax rebate for the same. The last date to pay the first installment is May 30. If you pay tax after this date, you will have to pay a penalty of two percent (2%) every month.

Application number of 2008-09 is the key to access the online payment

If you do not have the details of property tax 2008-09, payment for property tax 2009-10 and 2010-11 is not possible online. In case you have paid your property tax 2008-09 and your property tax details are not available, your payment details may not be updated in BBMP website. You can visit your help centre and ask them to update your data, with the copy of form you have already filled up and submitted with payment details.

To avail a rebate of five percent on property tax 2010-11, pay your property tax in full on or before April 30th, 2010. Property owners can make full or partial payment without incurring interest till May 30. Those who pay tax after this date will have to pay a penalty of two percent every month. For owners making the payment in two half yearly installments, two separate forms have to be filled up for each period. The deadline for the first half yearly payment is May 30 and for the second half year, November 29.

You can pay property Tax online

If you have filed and paid your property tax for 2008-09, you can pay your property tax 2009-10 and for property tax 2010-11. The good news is that there are no transaction charges for the card users making online payment. You can fill up the form online and make an online payment or download the form, print it, and submit it at the nearest ARO office on the same day. Paying property tax online for the year 2009-10 is possible only if the details of the previous year (2008-09) payment  are available online and for the year 2010-11,  if the details of last two years (2008-09 and 2009-10) are available online. How to Making Online Payment

In order to be able to make the online payment, you should have the PID number and the application number for tax paid for the year 2008-09. If you want to pay your property tax at BBMP Help Center, you can just fill up the details of property tax and save and take a print of the filled in application form and submit the same at the Help Centre on the same day.  Contact Point (Help Centre) will accept the filled and downloaded form from the BBMP web site for which receipt will be issued.

  • For making online payment or taking a print of the filled in application form, visit BBMP website http://www.bbmp.gov.in/ and click on “online property tax payment” which is available in left side under the head/category Citizen Services. This will take you to BBMP property tax page or you can directly go to http://sasbbmp.com/
  • From the property tax online payment page you need to choose the Form applicable to you. There are two different forms to be filled up – Form IV (white form) – in case of no change in usage (residential/commercial), the extent of built-up area (addition/alteration), occupancy (self-occupied/rented), or category (vacant land to constructed area) from the previous year. If there is any change in relation to these clauses, then the property owner should fill up Form V (blue form).
  • If form applicable to you is Form IV, click on File Form IV (2009-10) for property tax 2009-10 and File Form IV (2010-11) for current year property tax 2010-11.
  • Next choose Payment Type, whether you want to pay in full (for full year) or half yearly payment (First Half / Second Half). Choose the appropriate button.
  • If you chose Form V then fill up appropriate columns accordingly like change in usage or extent like built up area etc. in the relevant columns.
  • After filling up the details for property tax, if you want to pay property tax online, use your PIN number issued by your bank for making online payment. In case you do not have card enabled by VBV (verified by VISA)   OR VBM (verified by MASTER), chose the option “Fill the form and pay at BBMP Help Centre”.  After you complete the entry  of payment details like  cheque / DD number, MICR , amount and date of instrument,  save and take a print of the filled in application form and submit the same at the Help Center on the same day.

Rebate for full payment of tax till May 30

The State Government recently extended the block period for the full payment with rebate and first half yearly payment of property tax by a month each. The last date for the payment of tax in full and avail rebate has been extended to May 30 and for the first half year without interest to June 30.

You can now make the full payment of tax and avail the rebate of five percent till May 30. Any payment made after this period will attract a penalty of two percent per month till the payment is made. The last date for the payment of tax for the second half year without interest will remain the same November 29.

Any details that have been omitted or wrongly filled in can be reported to the nearest ARO office. Payments can be made at the nearest BBMP and Bangalore One centres. Online payment can be done if tax has been paid for the years 2008-09 and 2009-10.

Things to remember

  • May 30: Last date for paying full installment of property tax 2010-11 to avail rebate of five per cent.
  • June 30: The deadline for the first half yearly payment. Those who pay tax after this date will have to pay a penalty of two percent every month.
  • November 29: The deadline for the second half yearly payment of property tax 2010-11.
