Lying in the vicinity of South Bangalore, BTM Layout is a residential area sprawling over 2.13 sq km. When expanded, BTM stands for Byrasandra,Tavarekere, and Madivala Layout. The area incorporates two main stages, BTM 1st Stage and BTM 2nd Stage. The 1st Stage is separated from the 2nd Stage by the Outer Ring Road. Other localities in the proximity include Vysya Bank Colony, Mico Layout, and Nainiappa Setty Palya.

BTM Layout is, in fact, the brainchild of the Bangalore Development Authority (BDA). Its precise layout, along with excellent urban infrastructure has served as a catalyst to its growth.
Being developed as an extension to pre-established areas like Jayanagar, BTM Layout’s proximity to the Central Business District (CBD) has been a major contributor to real estate and infrastructure growth in the locality.

Although primarily a mid-segment area, BTM Layout also has certain pockets that house the affluent. Back in the day, BTM Layout was predominantly occupied by families who preferred to buy plots in BTM Layout and construct homes on them or purchase independent houses. However, due to a lack of vacant plots and free lands for development, the number of apartments in BTM Layout has been on the rise.
The sale prices for apartments in BTM Layout as of April-June 2014 ranges from Rs 6,000-7,000 per sq.ft., while the rental prices range from Rs 18,000- 24,000 per month. The rent prices for independent houses in BTM Layout, on the other hand, range from Rs 15-20 per sq. ft.

Plagued by improper garbage disposal and choked roads, the stink and stench is a problem for the residents of this area. Rising criminal activities is also becoming a concern. Additionally, the quality and quantity of water supplied in the area is below the mark, thus creating water problems and fluctuating electricity.

The mushrooming of several ITeS companies along with robust infrastructure is fuelling the realty growth of this area.
The recently sanctioned Phase 2 of the Metro Project is expected to be on tracks by 2015. This phase will have two new lines, RV Road to Bommasandra and Gottigere-IIM-B to Nagavara. The RV Road to Bommasandra Line, on the outskirts of the city, will have 16 stations, with BTM Layout being one of them.
