Structure

• RCC framed super structure designed for seismic consideration with solid/hollow block masonry for external and internal walls and cement mortar plastering.

Flooring

• Vitrified flooring in lobby, foyer, balcony, living/dining, bedrooms, kitchen and work area.

Sanitary Water Supply & plumbing

• Branded sanitary fixtures white colour, wall mount closet, washbasin of Jaguar/ Hindware or equivalent with concealed flushing cistern in all bed attached toilets. Counter wash basin for Dining Room. CP fittings of Jaguar/Grohe or equivalent type. Provision for hot water connection for shower in each bed attached bathrooms. Towel rod, Towel ring, soap dish and health faucet will be provided in all bed attached bathrooms. Normal European closet and short body tap for servant’s toilet.

  • Anti skid ceramic tiles for the floor and glazed/satin finished ceramic tiles for wall up to false ceiling height.

Kitchen & work area

• Counter with granite top and single bowl sink (Nirali or equivalent) with drain board in kitchen. Ceramic Glazed/Satin finish tiles above the counter to a height of 60cms. Single bowl sink with granite top in work area. Provision for fixing water purifier and dishwasher in Kitchen/work area.

Doors & frames

• Polished teak wood frame and shutter for main entrance door. Both side Veneered Flush Door (Vertical grains pattern with matching Veneered Engineered wood Jamb for internal doors. Both side HP Laminate Flush door with matching PVC Wrapped WPC Jamb for toilets. Aluminim powder coated door with glazed shutters for work area.

Windows

• Windows of powder coated Aluminium frame with (sliding/openable) glazed shutters and MS safety grills with enamel finish. Doors to balcony will be Powder coated aluminium with glazed shutters (Openable/sliding).

Electrical

• Concealed Three phase wiring with ISI marked superior quality PVC insulated copper cables. Modular switches, adequate light points, fan points, 6A/16A power plug points controlled by ELCB and MCB. Switches shall be LEGRAND/MK/ equivalent make. Light fixtures shall be provided for the common areas and external areas. Provision for geyser points in all bed attached toilets and Exhaust fan point in all toilets inside apartment and kitchen. Provision for telephone and internet shall be provided in the living room and master bedroom.

Painting

• Acrylic/ cement based putty with one coat primer and two coats Plastic Emulsion paint shall be for internal walls and weather shield exterior grade paint for external surface.

Elevators

• Fully automatic one passenger lift and one bed lift with automatic doors and automatic rescue device of Kone/Johnson or equivalent.

Cable TV

• Provision for cable TV connection in living room and Master bed room. (Subject to prevailing Govt. Rules).

Telephone

• Wiring for telephone in living and master bedroom.

Air Condition

• Split A/c provision in all bedrooms, living/dining room.

Staircase railing

• Enamel painted GI sections and MS rods for balcony and staircase handrails.

Automation

• Access control system for lobby area.CCTV visitor tracking.

Landscaping

• Suitable landscaping in exterior areas as per architechts design.

Fire Safety

• Fire safety protection systems as per approved plan.

Yard & parking area

• A combination of paver tiles, screed concrete finishing with grooves for the parking. Covered car parking will be provided.

Generator

• Power backup with Generator will be provided for all common services and for individual apartments backup shall be provided for one light point and fan point in each room & one TV point in the living room.
