About DLF Phase 1

Overview

DLF Phase-1, located in the north-eastern parts of Gurgaon and south-western parts of Delhi. The Gurgaon city is famous because of the builders DLF and the area that they have developed. The DLF is divided into five phases and the area near the main MG road in Gurgaon is considered amongst the posh area here and has all facility in hand. The rentals are good and the apartments cost anywhere above 1 Cr here. The DLF phase I boast of superior connectivity to both Delhi and Faridabad. It is near to the Golf course road and is a fully residential area. It is only 14 km away from Gurgaon via NH 48 and 33.2 km away from the capital city Delhi. New Delhi Railway Station merely 28 km away from DLF Phase-1 via NH 48. DLF City Phase 1 was one of the first localities in New Gurgaon and is dominated by large bungalows, row houses, Villas and huge apartments. The area has been so much in demand that the rentals have been quite high from the starting itself. Vasant KunjKanahi, Mahipalpur, Gurugram, Saket, Sarhol, Dwarka, Rajokri, Hauz Khas, Ghata, Behrampur, Dhankot, Kherki Majra, etc are its neighboring localities. 

DLF City Phase-I is one of the safest and calm localities of Gurgaon offering gated projects. It has all amenities such as malls, schools, club, hospitals and parks within a distance of five km. Even though it is near several malls such as DT Mega Mall, Sahara Mall, DT City Centre, Metropolitan Mall and many more, it is away from the traffic and noise of the city. The locality mostly consists of retired and senior citizens who settled in the first sector developed in Gurgaon.

Location wise DLF phase 1 is situated at the heart of the city only 1km from the nearest metro and even closer to the MG road, the area which actually defines the mall culture of Gurgaon. So being in DLF phase 1 is the life of glamour, status, and fun. Some of the key residential projects in DLF Phase-1 are DLF Beverly Park II, Silverglades Towers, DLF Beverly Park, Emaar MGF The Villas, Emaar The Palm Springs, DLF The Camellia among others.

 

Connectivity

Good connectivity to Delhi because of NH-8 and from MG Road. Easy access to Delhi, Golf Course Road, MG Road, and Faridabad.

It has excellent connectivity to Indira Gandhi International Airport which is located at a distance of 13 km via NH 48.

Green Line of Rapid Metro with one of its route passing through the localities. DLF Phase-1 is the nearest metro station. Other nearby metro stations are Sector-42/43 and Sikanderpur.

Golf Course Road, Arjun Marg and Sunset Blvd are the major roads of DLF Phase-1 which further connect with Gurgaon-Faridabad Road. It is adjacent to NH 148A on the other side. It has excellent connectivity to Delhi via Yellow Line of Delhi Metro, Indigo Guru Dronacharya-MG Road route.

Recently opened 1.2 km between DLF Phase-1 Metro Station and Global Flyover Mall along with Sikanderpur underpass has reduced the travel time of office goers and residents on the Golf Course Road and also bring about uniformity in traffic flow.

 

Proposed Infrastructure

MCG is planning to set up a parking lot in vacant plot across the city. MCG has also identified three locations for constructing multi-level parking lots. These are Kaman Sarai, Hidayatpur Chhawani and Sikanderpur Ghosi.

Ecogreen Energy Pvt Ltd, the government-appointed agency for waste management in Gurugram is also planning to set up a completely covered and eco-friendly waste transfer Centre.

Its proximity to Indira Gandhi International Airport along with the city’s major IT Parks such as Spaze Towers Pvt Ltd, Emaar Business Park, Ascendas IT Park, Global Business Park has been a plus point for DLF Phase 1, driving residential demand and development. A large number of workforce, working in those IT Parks want to have their residence close to their workplace. As a result, flats for rent in DLF Phase-1 gets its proposed tenants.

 

Factors for future growth

The new six-lane underpass (three on each side) is going to benefit commuters traveling towards or from Golf Course Extension Road and those living in gated condominiums of DLF Phase 5 as it will enable them to avoid merging with traffic headed towards DLF Phase 1 and DLF Phase 4.

 

Infrastructural Development (Social and Civic)

There are several educational institutes located in the vicinity Of DLF Phase-1. Anand Preschool, Shiv Nadar School, Luxury Connect Business School, Amiown, Summer Field School For Kids, Delhi Public School are among few.

DLF is known for the development of few malls in Gurgaon. There are few shopping malls close to DLF Phase-1 are The Shopping Mall, A to Z Maintenance, DLS Mega Mall, JMD Regent Plaza Mall to name a few.

The healthcare facility is also good in the locality. Some of the renowned hospitals providing healthcare facilities to the residents of DLF Phase-1 are Paras Hospital Gurgaon, Uma Sanjeevani Health Centre And Hospital, Anahat Multispeciality Clinic, and Neelkanth Hospital.
