MASTER PLAN
Foundation:-
R.R Masonry in cm 1:8 for foundation and basement,
Size of foundation 75 cms x 90 cms
Size of basement 45 cms x 45 cms
If any (Additional height in foundation becomes necessary, the same shall be done at the owners cost. If any hard strata occurred while excavating the additional cost for excavating the hard strata shall be borne by owner.) Plinth belt will be provided in the size of 30cm x 10 cm with either side of brick masonry. (For 45 cms x 10 cms cost will be extra if owner wishes.).
Super structure:-
Brick masonry in cm 1:6 using first class country burnt bricks for super structure of wall thickness 23 cm, roof height 11’feet. R.C.C. 1:2:4 using 20 mm metal for Lintel, slab (Flat slab), beam, etc. (The design is based on limit state design). Sunshade will be provided over openings of doors and windows. wall plastering is done with 1:5 cm , Terrace top will be plastered with 1:5 cm, ceiling plastering is with 1:4 cm. Bed rooms consists of loft along one wall, havingwidth of 45 cm. Provisions for shelf shall be provided in bed rooms, kitchen, and store. The above rooms have each shelf, of 150 cm length, 30cm width, and 210 cm height. The shelf consists of two R.C.C. slabs as shown in fig. Out side plinth protection concrete shall be provided along the outer wall having 45 cm width, with rough plastering.
Electrification
Each room consist of two light one fan point and one 5 AMPS plug point. Three 16 AMPS plug points will be provided. Electrical fittings like fan, light etc. are not included in this rate. Single phase electrification works are provided using concealed Havells brand cables with switch board and Anchor piano switches. the following will be fitted: Master control line, .MCB, ELCB, Exhaust Fan for kitchen, common toilet and AC point for up stair bed room. On additional payment inverter wiring will be done for all rooms.
Plumbing
Toilets are provided as per specification (approved building permit pertaining to the purchaser). If additional toilets are required, each toilet will be charged additionally as per applicable charges. Toilet consists of one European closet, one shower point, one 18 inch wash basin, one tap point. (Sharon Brand pipes are used, only water tec branded taps and fittings will be provided). Other than toilets outside have two tap point, dining wash basin, one kitchen sink tap, and in work area washing machine tap and sink tap point will be provided.
Doors & Windows
In case of wood work, teak wood is used for front door and all other doors and windows are made up of country wood including door panels.( excluding front door). Windows are of M.S. Grill with country wood. Wood work will be provided inside the window frames as per the standard design. doors and windows are painted and front door will be polished. Window shutters are fully glazed single leafs of pin headed glass, carpentry fittings like hinges, altdrop, tower bolt etc are powder coated.
Finishes
Floor finishing with ceramic tiles (rate of tiles Rs 50 /sft) and toilet and bathrooms are with tiles of above rate. Bathroom walls are finished with glazed tiles up to 5 feet height and P.V.C. doors are fitted for toilet. Kitchen platform will be of granite and finished with ceramic tiles and 2’ height wall dadoing. Only one kitchen sink of 9” depth with one tap point. In case of water tank sintex tank of 1000 liters capacity will be provided and ready made 2’6” dia concrete septic tank will be provided and one soak pit of 3 ft dia and 5 ft depth will be provided. Stair and sit out consists of hand rails only and will be made upon masonry for outside stair and m.s pipe and grills for inside stair. In case of white washing, two coats of white cement will be applied on walls and ceiling.
