Set backs to be allowed to build a house

Q: I have plot 90 ftX40ft in chennai can I build G+2 floors of 1500sqft each for my family member.As per local authorities what are the set backs to be allowed to build a house?

Setbacks were initially used for structural reasons, but now are often mandated by land use codes. In many cities, building setbacks add value to the interior real estate adjacent to the setback by creating usable exterior spaces. The setbacks promote fire safety by spacing buildings and their protruding parts away from each other and allow for passage of firefighting apparatus between buildings. I agree with Mr.Srinivas advise of a local architect and the municipal authorities is must before you begin work.

Before going forward decide what are your needs and how will you go about it. You can take any known architect's help as advised by Srinivas. Houses tend to be a certain distance from the street or sidewalk. This is called setback. It must be located away from the streets.The size of the setbacks is determined by a municipality's Planning and Zoning Department. You can contact any person from Chennai municipality.
