Kindly let me know the risks involved in purchasing this plot.
Q: I am planning to purchase a plot bearing plot no. 505, in Survey No. 848, 233 Sq Yards, Vandanapuri Colony, Iskabavi Village, H/O Ameenpur GP, Patancheru, Medak District.
I heard from the seller that this area does not come under HUDA jurisdiction, hence, HUDA approval not required. He says that its a Gram Panchayat Layout and its approved from Gram Panchayat. He has not paid Land Regularisation Scheme ( LRS ) and not agreeing to pay it. He says that construction permission can be obtained from Gram Panchayat itself. Only a few apartments / residentail lands are regularized ( LRS paid ) in the entire colony of around 1000 plots.
Kindly let me know the risks involved in purchasing this plot.
1. LRS is must for gram panchayat approved layouts 2. HMDA is the authority, In Hyderabad HMDA Tarnaka will handle LRS requests. Please visit them for any clarification 3. Gram Panchayat does not have the authority now to approve the plot or layout I think from 2006, but not sure 4. Govt can decide to remove the building as illegal at any point of time 5. If there is an old House already on the plot with Gram Panchayat approval, you can buy the house
In jayalaxmi nagar I given token advance for individual house and that doesn't have any LRS. I asked the builder and he said LRS is not required because it comes under gram panchayat and he shown all panchayat permissions. What are the implification if we buy the home without LRS. LICHFL is giving 80 % loan on these home. For home does LRS is not required?.
Did you got answer to your question KanthaRao? I am also in the same situation of buying an Independent house in Panchayat Layout but NO LRS - Can we buy?
In that area plots, every body is tempting to take the individual houses with out asking LRS. so many people who are in the same area don't have any LRS.
Hi Kiran,Tnx for your replay.I have seen some plots in that area.How was the builders?if you dont mined can you tell me the Per square yard rate?do u have any builders name and numbers...
I am also having the same doubt, but i already purchased individual house in beeram guda, i asked builder before taking that house regarding LRS. what he said that LRS is not required, why because this area was not comes under HUDA approval. This area plot comes under gram panchayat of Ameenpur.Builder showed me Approval letter and Permission letter, house plan and sale deed and linked docs and EC. I verified EC also, in that cleared mentioned the plot was on builder name only. I asked some guys who are already settled in that same area, they are also don't have any idea regarding LRS. Just clarify any body, for the individual houses which are in Beeramguda, krishna devaraya colony, jayalaxmi nagar phse-II,Road no:5 line requied LRS or not? If required whom to approach and what is the process to get that one. Thanks in advance
