Q: Post the sudden increase in circle rates in Delhi recently, the circle rate valuation of the DDA LIG flats at Rohini has increased from 25 lacs to 50 lacs approx (since the circle rate has doubled from 30000 to 60000 for built-up flats having four/more storeys). In effect, the sale of a flat which was selling at around 30 lacs (market value) would not be registered if it is sold for less than 50 lacs (circle rate). I was planning to sell my flat and had a buyer ready for 30lacs but now considering the circle rates have increased, do you foresee a rise in market prices. The latest market price I am aware of is around 32 lacs. If you have different information on the market price, it shall be good to know. Should i wait for some time before selling? How would the sale be registered if buyers is available for, say, 32 lacs and the authority refuses to register below 50 lacs?? Please advise. Thanks.
Hi Jatinder, its true and very difficult to decide about the selling factor at this point. You can reffer to Circle rates hiked in Delhi colonies; will prices rise? . And in which area are you looking for buying? About the registration i think you should consult with a local lawyer and my personal suggesstion wait for some time and then sell.
