Q: Hi all, I am Daljeet. I have recently shifted from Mumbai to Delhi on job purpose. I have observed that in many areas in Delhi the buildings are of not that high. Why is the number of floors of most of the apartments in Delhi are not greater?
Hey Vivek.. thanks for the info.. So I think it will be very useful if Delhi govt. allows higher floor construction of buildings in Delhi. WIthin less space there will be more number of residential nits, and obviously it is a benefit to the city's growing population. And with this the housing demand would also be balanced with the increased supply.
I heard that Urban Development Ministry has asked the Delhi Development Authority (DDA) to allow higher FAR, and if it is allowed then Delhi also will have high rises.. Builders are awaiting for this permission I guess..
Hi Hemant, FAR means the ratio of total floor area of a building to the area of the plot on which it is developed. For ex, if the area of a plot is 1000 sq ft and the FAR in that area is 10 then the maximum space permitted will be 10,000 sq ft in all floors of the building put together. And there are few more conditions along with this..
Hi Daljeet, there are lesser floors for buildings in Delhi because of the lower floor area ratio here.. The FAR permissible in most of the areas in Delhi is only 200, which is not letting developers to construct higher floors of buildings. But you can see in the NCR region like Gurgaon and Noida, there are many high-rise structures. And of course in Mumbai there are countless number of high rises, because the FAR is greater in these cities.
