Bought 2 plots in Chennai during 1995. Only recently came to know that the plots are coming under ULT act.

Q: Plots at present in situated in the newly extended City limits. All plots in and around my plots also. How can I regularize it

Hi Suresh ..i don't agree with you...lawyers will also take money to do this. Many people in government sector are corrupted and you can take advantage of this and give some bribe to regularize your plots. That is what i feel ..rest is upto you.

Hi Mr. Reji..read your problem..i think you should consult a reputed lawyer in Chennai. Things will be very clear form your side that.. what you have to do for regularizing your plots.

Hello Reji.. this act was implemented in 1976 and then it was repealed by the Tamil Nadu Urban Land (Ceiling & Regulation) Repeal Act, 1999 (Tamil Nadu Act 20/99) which then became effective on 16 June 1999. Since your plots were purchased in 1995 i don't think so it will be applied those lands that were already acquired and possession of which was taken over by the Government as on the date of repeal.

Hi.Reji this Tamil Nadu Urban Land Tax Act, 1966 was introduced in Chennai to impose tax on all urban land excluding agricultural ones. As per my knowledge to pay tax you will have to pay 0.4 per cent on the market value of each urban land.

Tnks very much for your information. But is it that simple. I have been running from pillar to post since last 2 years but nothing seems moving . Land Tax dept refuse to collect tax saying get clearance from ULT as this land comes under land Ceiling Act. And land ceiling Dept saying need GO from Govt which is never happening.
Or am I going the wrong way around and I am being taken for a ride.
