Is the power line problem still exist in sri ganapathy nagar colony pallikarnai, because the brokers are offering ground for 20 L and do we get land loan for the site or not, pls some body do reply and the survey number is 427
hi sir, do you own a property in ganapathy syndicate. what is the status of the development in this area.i heard that there are more houses coming in the adjoining areas and a proposed road along the forest demarcation, which could be wither a raised walking path or road.
These plots were developed by 1972 and If revenue documents and land records documents everything clean , you can go ahead and buy.There will be no issues.However don't buy the plots even land having patta from survey no 429,430,432,453,657.
Happy investment, But you have to wait atleast 2 or 3 years for better gain.
Hi Friends What is the ganapathy nagar entrance issue? A broker offers 21L, 20L, 18L, & 16L per ground 2400sqft AT SAME LAYOUT BUT DIFFERENT STREETS. He said every thing good but cheap price. He also added that other location in Pallikaranai are selling upto 1cr per ground. Why the price is deadly cheap? Double documents seller may sell very small difference in price to show as genuine seller. Few members told overhead power line. Is is passing thru this layout?. IF IT IS, WHAT ARE THE PLOT NUMBERS AFFECTED/ PLEASE any can reply. It will very useful to the people like me who do not want to waste their hardly earned money. Thanks in Advance.
Based off my knowledge, the land will be registered only in accordance with the guideline value..talk to somebody from the local panchayat and they might help you. You will have to pay the remaining as cash. If the land is registered for the actual price (twice or thrice the guideline value), then it would affect the value of all the plots in the entire section and they will have to start paying capital gains tax.
Hello I am planning to buy a land in Pallikaranai. Is it good to invest in these areas. More over I really dont understand the rates...some places are 40L per ground and some I get it for 30L per ground .Because I am really worried about this Double Document problems...
The plots closer to the entrance arch in Sai Ganesh Nagar are costlier than the others. People have constructed houses there and most of them seem to have voilated norms. The water in certain sections closer to the marsh aint good. The biggest problem you will face is the low guideline value in this area (around 8L per ground). You might have to do an all cash deal.
