Q: Hello, I am planning to buy a residential property in Mahanagar, Lucknow. Preferably an independent house in a budget for Rs 30 to 40 lakhs. Is It possible? Please suggest me areas and properties I can buy?

hello , if you looking property in mahanagar location then i will suggest you move towords shalimaar galiant it provide 2 bhk and 3 bhk flat and other amminites in very intial rate . it situtaed in center mahanagar area whivh is very posh area at cost only 5700 per sq ft.]

You can get an independent house within your budget in Mahanagar although you have to opt for a smaller size property. The price of free hold land in Mahanagar ranges between Rs. 3000 and Rs. 4000 per square feet. Since most of the houses in Mahanagar are old construction, you will need to pay only for the p[lot and not the built up house. This means spending money and moving into an older construction which is not an ideal situation unless you are very rigid about living in Mahanagar. There is no specific area as most properties are resale options and you will need to find a buyer selling within your budget.

Mahangar located in the Trans Gomti Region Zone 2 is one of the oldest planned colonies of Lucknow. Developed and planned 25 to 30 years earlier, there is no new construction activity in the region. The prices have escalated in the last few years and prime properties have exchanged hands between buyers and resellers. The average apartment price ranges between Rs 3000 to Rs 4000 per square feet. So considering your budget, you can get a decent accommodation in Mahanagar but resale property needs to be carefully examined legally for complete paperwork and any pending issues. Buying a resale apartment can also be an option considering your budget.

The price is only for the land parcel and not for the built up house. You will hardly get any first hand sale properties in this area. Most of the properties are for resale only.
