Vardhman Gardenia Sonipat, the contruction plan of Loss..!

Q: I am not sure about other building societies but Vardhman Gardenia is a sheer looter and cheater.. The project started in June 2008, the initial cost was 16 Lacs for a 2BHK(930 Sq ft), I took the construction plan to pay out the amount with the progress in construction, they promised to provide the posession within 3 years(i.e. by June-dec 2011) but they are now providing the possession after an additional 2 years. Also, the biggest loss, they initially told that amount you have to pay would be 16 lacs and now in total I have paid 26 lacs to them, if in case I would have invested the same amount in bank i would have got more than the current value of the property. They are sheer looters and cheaters !! People should unite and take action against them. They have not at all included the penalty they promised to pay in case of the delay. Looting the general and innocent public openly.

I also applied for 2BHK flat with Shri vardhman gardenia. They had increased the cost by almost Rs. 450/ on pretext of deference they paid to Govt. on cost of land and Fire hydrant system. I asked for account from them they initially agreed to provide but later refused. Also they charged for open parking Rs. 75000/ which they can not charge as per supreme court ruling . I had served a legal notice to these people. and i had not made the final payment in reply they sent , they threatened to charge @ 18% on the amount .

i m also suffering with payment problem. they ary putting heavy panelty for late payment. i dont know whether to make payment. i want to know from u peaple , should i go for payment or take some legal advise

the builder of Vardhman Gardenia are definitely not a transparent organisation and they force you to make sign papers for their advantage. They have made a demand which is totally not in line with buyer's agreement and INSTEAD of replying to any of your queries... they harass you. They have increased the area and collected payment basis increased payment ... and inspite of repeated promises even after 2 months they have not given any drawings or any suport to prove the enhanced area charged by them. they have collected charged on enhanced basis for every item and no justification or supportings given by them for same also. they are not even willing to give OCCUPATION CERTIFICATE. its high time that all the applicants/occupants unite and take a legal action against the builder .
