You people, this is a great discussion thats going on but i think the residential floors in South Delhi upmarket colonies such as Panchsheel Park, Green Park, Neeti Baugh, and Defence Colony are now selling in much lower rate.... is this the reason????

Guys i think that this new policy will be the bonanza for owners of the farmhouses because now they can construct a structure of 2500 square metre .

So the after the farmhouses will be covering an area of 1,000 sq m. The additional units on the farm land can either be sold or rented out at massive premiums.

Moreover, due to policy change people those who did own farmhouses were unable to construct anything for the last six years from now.. which is bad :(

People @Sukhpreet can you describe what is FAR?? how is it calculated?

FAR is the total square feet of a building divided by the total square feet of the plot the building is located on. For instance, FAR of two means the total floor area of a building is two times the gross area of the plot on which it is located.

Hi, Akash, yes i also have heard the same news that DDA is coming up with new farmhouse policy which might change the dynamics in the the city’s in terms of the luxury residential segment. I guess premium Gurgaon project and South Delhi’s will be the most sought after addresses will come up with new addresses.

Y! guys dont you remember that DDA had last year regularized all farmhouses that came up prior to February 7, 2007. Also the proposed urban extension areas by allowing construction of up to 20-30 percent of the floor area ratio.
