NCR properties may witness downfall

Q: Hi , I heard that news came in regarding the land pooling! How will it effect the land prices of NCR?

So Kasturi, Kindly brief me about how will this work for the real estate developers!

See according to my knowledge the owners will be allowed to build on this land themselves or give it to real estate developers. I have also read in the news that Master Plan of Delhi 2021 envisages development of several hundred acres of land for accommodation population of 48 lakh by 2021, up from the current 1.6 crore.

Hmm even i have come across the news and it says if the land owner can pool their land for development by the city's land-owning agency. But the new policy says that now it will be compensated when the government takes over the land, the owners will get 48-60% of it back after the authority has set up the infrastructure.

Hey Ruchi, yes there will be some changes that will take place due to the policy announced by the Delhi Development Authority. The policy focuses on at freeing up land and also it will ensure the infrastructure of the places should be developed before construction of homes begins in newer areas of the city that are rare residential zones under the city's master plan.
