Gurgaon's rapid metro triggers real estate sector

Q: Hi, we all know infrastructure helps to initiate the real estate sector but want to know and discuss how did it affect the Gurgaon's real estate sector.

In my point of view, the second big hurdle is the pending acquisition of a 300 sq m private land in Dhankot village near the Chandu Budhera plant. HUDA officials said they are in discussions to purchase the land as per circle rates at the government level and that will be finalized within a week.

According to me, apart from Dhankot village problem , another obstacle is Padmini factory on the proposed Northern Peripheral Road (NPR) route, which is in the way of the water supply line. Following a court order, the factory will shift to an alternate site by December 31. But we need only four metres of their land to lay the pipeline for which we have already sent a request.

Hi Guys,
As per different sources, HUDA executive engineer Subhash Piplani said while these hurdles needed to be cleared, a pipeline also has to be laid under the railway crossing for which the authority has applied for permission. Soon the problem will be solved.

Guys,
According to sources, there is another problem, too. That of land along the proposed Central Peripheral Road (CPR) that connects SPR and NPR which is yet to be acquired. We need at least 3,200 sq m of land here to lay water lines to connect the nearby sectors. A line also has to pass under NH8 for which permission has been sought from the National Highways Authority of India.

Hi Guys,
As per my knowledge, Urban development authority HUDA has drafted a new plan to supply potable water to 13 new sectors where the Punjab and Haryana high court has kept occupation certificates of flats on hold till the requisite infrastructure is put in place.

The high court had, asked the government and builders to find a permanent solution and asked for a blueprint of drinking water supply to the 13 sectors (68-80), where 124 new housing and commercial licensees have been issued. The orders were passed during the hearing of a petition filed by Mukesh Sharma, a resident of Silokhra in Gurgaon, who had accused builders of illegal extraction of groundwater.

As per HUDA Official , there were six hurdles in the way of extending the water supply network to the new sectors. These include hindrances to laying new lines connecting the water treatment plant at Chandu Budhera to the sectors as well as pending land acquisition and litigation.

Hi Guys,

As per my knowledge, there already exists a water supply line from the Sector 51 boosting station to Sohna Road. If the 350-square-metre land on the Southern Peripheral Road (SPR) stuck in litigation is cleared in our favour, a temporary line can be laid to supply water to sectors 68-80. Till such time that all other hurdles are addressed, a permanent line cannot be made. This is the only workable solution.

Hi Guys,
Raghavendra Rao, additional chief secretary, Haryana said that the chief minister, felt that financial suitability and ridership were both low and needed DMRC to investigate different arrangements. The expense of building an underground route is approx Rs 450 crore for each kilometer and this is really a high cost .

Hey Hitesh,
The length of the proposed route is around 12 km with assessed day by day ridership of 21,000 individuals. An aggregate expense of the project is assessed to be over Rs 2,000 crore. Each of the three DPRs notice that there will be a standard gage passageway. The current train maintenance stop at Dwarka Sector 21 will provide to the support needs of the moving stock.

Hey Guys,
I heard in news that DMRC submitted three DPRs to Haryana Govt recently , but Haryana Govt rejected them because all three are financially not workable & indulge low ridership. Kindly discuss.

Hi Hitesh,
As per the latest news, Chief minister Manohar Lal Khattar asked Delhi Metro Rail Corporation (DMRC) to present another detailed project reports (DPR) in next two months. The DMRC had recommended three courses and the arrangements are extensively the same. While the first proposition was to extend the Airport Line to IFFCO Chowk, the second was to expand the Dwarka Sector 21 line. The third was to build newline close to IFFCO Chowk.

Yes it is obvious that the price will move up, we have noticed in past ! Delhi-Gurgaon corridor saw a steep increase in property prices, the private Metro is said to impact commercial real estate in the area.
Phase II will pass through DLF City Phase 1, 4 and 5, independent houses and gated communities in sectors 27, 28, 51, 52, 53, 54, 55, 56 and 57. The network is expected to cover localities such as Golf Course Road and Central park. Builder plots in DLF Phase 1 that face the Golf Course Road will be one of the biggest beneficiaries.

I think this will be the best thing for Gurgaon .Gurgaon has the already functional Metro line operated by Delhi Metro, it does not connect all areas in Gurgaon; therefore, the Rapid Metro might be treated as a blessing for the sectors it will connect.

Hmm Geeta actually according to the reports! The first phase loop of 5 km connects Cyber City with Sikanderpur Metro Station. The second phase will connect the Sikanderpur Metro Station and the densely populated sectors 55 and 56 as well as the Golf Course Road, which is one of the major hubs of commercial and residential real estate development in Gurgaon.

Yes Sarthi, that is true this metro was much-awaited and it promises better connectivity and convenience to the people of Gurgaon. The improved connectivity will benefit lakhs of employees working in MNCs in the Cyber City. I feel the sector it will cross, will witness a new real estate chapter!
