Density of the project, futuristic smart systems in the apartment, reserved car parking, club house amenities, concierge service, property management team, servant room and utility area, locality, near by amenities. Check for international developers and time of delivery etc..

Oh My good this are quite good points to keep in mind, how about the area??? Like many people say the area is developing... then in that case what should we opt for? Developing or developed areas?

Yes you should always go for places which are developed! Also keep in mind the density of the project,this means number of people living in the piece of land. Ideally, one acre of project should not house more than 60 families. Anything more than 60 families will not be a luxury project. More number of people will only crowd the amenities in all terms and the charm of luxury comes to an end.

Guys even the construction of the project should be kept in mind.. like floor-to-ceiling height is lesser then 12 feet, the project doesn’t give the feel of a luxury project. This becomes a very crucial parameter in building tasteful interiors.

I think apart from all this, the important thing that irritates me is the parking, I need a proper parking place and that should be a factor looked upon.There is no specific thumb rule when it comes to parking. However, the norm that is followed is that the number of bedrooms should equal to number of car parks. If there it’s a three bedroom apartment, then there should be provision for three cars.

True, you have made a very good point here. and I bet most of the developers are not giving a floor to ceiling height.
I have recently visited a project in Chattarpur, South Delhi, also have mentioned it above comment. they are offering your deired floor to height ceiling and has on offer is sheer luxury.

I guess one more point you should keep in mind that is accessible. The project maybe a true luxury project but lack of accessibility can make living in that project painful. Accessibility to markets, schools, hospitals and offices also plays a very important role.

Hi, this is very good question and one should keep in mind that the location should be good. If you are buying into a project that either stands in the heart of the city and there is too much of traffic that makes life miserable, the project may not be luxury in real terms. The buyer needs to look at other parameters such as accessibility of the project or the approach road to the project.
