Chrompet Locality Review

Q: Hi I am staying here for rentals since 2 months. I really liked the locality, I am planning to buy a property here. Please let me know is it good for investment purpose ? How is the connectivity from Chrompet to other parts of the city?

Is the prices negotiable ?? I heard the builder are doing slight negotiations. Do you have any idea how to do negotiations with the builder ??

@Joydeep: You can ask for a discount or negotiate with the builder if the apartment is a pre-launched one. You cannegotiate with the builder if sale of these apartments is slow. You can negotiate if there are only few apartments left. You can join a group buying portal that brings buyers together for bulk deals and your chances of getting a discount may increase instantly.

Hey guys can anyone tell me how is the real estate growth here ?How about the electricity and water connection ? Which one would the better option for investment residential flats or individual houses ?

@Joydeep: Real Estate Growth is like it is a developed area and the Rate of Investment (ROI) is high. Chromepet water supply comes from the Chennai Public Works Department (PWD). The electricity supply in Chrompet is managed by the Tamil Nadu Electricity Board (TNEB). As far as I know Chrompet will be better option for residential flats than individual houses, as there are many upcoming projects coming up by reputed builders.

I want to know the current ongoing price trends in Chrompet ? Which are the good projects in Chrompet which is worth investing? Can you tell me the price details as well.

In the Apr-June quarter of 2013, the locality price appreciated to Rs 4264 per sq. ft. In the July-Sep quarter of 2013, the locality price appreciated to Rs 4537 per sq. ft. Within three monthe around 5 perc appreciation has been found.

Some of the ongoing projects are Guru Akshaya by Guru Homes, BSR GLN Residency by BSR Builders Engineers & Contrators, Temple Waves by Amarprakash Developers, Palm Riviera by Amarprakash Developers and Solaai Sarvamangala Nagar by Solaai Group. The price per sq ft will be around Rs 4,287-4,783.

Thanks for the quick response. Yes this area is really very good and developing area. Even the rentals are high, but it is worth as the accessibility and availability of all things are close by and more over with no issues like damaged road, water logging etc. Simply saying lovely and lively place. Can you name some reputed schools and colleges ? How is the social infrastructure there ?

@Joy deep : Hospitals in this locality are Government General Hospital, Sree Balaji Medical College and Hospital, Deepam Health Care, Parvathy Hospital, Chromepet Government Hospital, Royal Balaaji Hospitals, Subhiksha Hospital and RK Nursing Home- Multispeciality Centre.Das Nursing Home and NS Hospital are within the radius of 5 km. Phoenix Market City, Velachery (7 kilometers) is also near by.

Some of the reputed educational institutes within the radius of 5 km are Srimathi Sundaravalli Memorial School, Holy Queen Matriculation School, Hilton Matriculation School, Government Board High School, Nappinnai Matriculation School, N. S. N Matriculation Higher Secondary School, St. Mark's Matriculation Higher Secondary School, Olive Public International School and others. Colleges present include Madras Institute of Technology, S.D.N.B Vaishnav College for Women, Eva Stalin Business School, Tagore Arts and Science College and I.R.T Polytechnic College.

@Ravindra : I think It is an ideal location for families to settle down and it offers great connectivity to all parts of Chennai. Residential apartments as well as many luxury projects are coming up. It is good for long term investments and enduse purpose. Within 5 years you can expect good appreciation.

Chromepet is the next Anna Nagar of Chennai airport just 3 Km from Chromepet. You can drive to Velacherry -20 minutes, OMR 20 minutes, Tambaram 10 minutes. Close to the railway station, 7 airports soon going to come in city limits just like how Kolathur has picked up.

The area is well connected with other parts of the city. It is just 20 km from Chennai City Railway Station and 10 km from Chennai International Airport. There are direct buses from Chrompet to Hastinapuram, Pallavaram and Guduvanchery. By road It can be reached through Pammal, Tharapakkam and Kolapakkam.There is a Chennai Suburban station in Chrompet near by.

Chrompet is a well-developed locality. It all the requirements like good schools, Engineering College
of Anna University, hospitals lot of temples especially the Kumaran Kundram. Lot of markets selling fresh vegetables well-connected road, petrol pumps. It is well connected to GST Road and frequent MTC buses are available to reach interior parts of Chrompet apart from autos. This is well residential place with good water & easy accessible to OMR, ECR & Vels College. Super market & hotels arnearby. Railway station is near which goes to Beach & Tambaram.

According to me it would be very good idea if you are planning to buy property in Chrompet.

Chromepet located in the main part of Chennai South.
