Developers are hoping for reversal price

Q: Hi I heard that the developers are expecting reversal of the slowdown in the new year and sales picking up post general elections??? So how will this happen?

I want to know how much will you rate, 2013 in terms of real estate development and tell me about what is poor housing demand!!

Hey Arpit, i can define what is poor housing demand . this means that developers had to sit on a huge unsold stocks and postpone new supply. About rating 2013 has witnessed 12 per cent drop in launch of new projects during 2013. Still average housing prices rose by 10 per cent across India. Hence it was below average I guess!!!

Guys what do you think which is the developers who has launched the maximum projects and also has gained a lot a profit!

Hmmmm we can only guess and read reports according to that ,DLF sold its wind turbine projects in Gujarat, Rajasthan, Karnataka and Tamil Nadu in phases for about Rs 800 crore.Hence we can say DLF has really used 2013 as a very good year!

But I though the developers were not happy about the land acquisition norms.They kept complaining that the provisions were pro-farmer and consumer-friendly, leading to further delay in development of projects and price escalation.

As per my idea there were many issues like low demand for flats, subdued commercial leasing, huge unsold housing stocks, buyers' protest against delays, limited launch of projects and debt-ridden developers clocking lower revenue-net profit numbers marked the year for real estate. This are reason why I told the year was bad for the developers!

Hmmm very true.. and it is good that the developers are expecting some new demand and a revarsal of the structure. Apart from all the odds, there were two major government initiatives in form of new land acquisition Act and proposed real estate regulatory bill that would go a long way in making the real estate sector more transparent and accountable.

Yes yes, a news came in that with high property prices and costlier borrowing hitting real estate, developers are now expecting a positive change in the market.Last year was comapartively bad for the developers!
