Impact of infrastructural projects on Hyderabad realty

Q: The real estate sector in Hyderabad has also been sluggish since the last two years. Can anyone share this news ?

Infrastructure projects in Hyderabad witnessing a delay in the city include sky walks, elevated roads, road widening and development of interior roads/service lanes across various localities. The problem is more severe in parts of North and East Hyderabad.

Hi Dhananjay,
Recently I read some article that Hyderabad real estate market is shown under the pressures of delayed infrastructure projects, which is in turn leading to negative consumer sentiments and lack of efforts from the developers end. Reports show that infrastructure projects that are suffering due to several reasons have resulted in a cost deficit.

Major infrastructure projects in Hyderabad are suffering on account of lack of government initiative and funds not being released for the execution of these projects.

Due to lack of govt initiative, The Metro project is also delayed, I will surely tell that due to this major infrastructure project is also delay. the metro project is undergoing a change of plan. As of now, the work for Corridor 2 has been delayed due to traders in Koti and Sultan Bazar demanding realignment of the route in order to protect traders interest and age-old heritage markets.

Afer long delay Outer Ring Road (ORR) is nearing completion.Construction work for the 158 km road, covering the city of Hyderabad and Telangana, started in December 2005. Initially expected to be completed in a phased manner by June 2013, work still continues in the North East section where a 33 km stretch is yet to be connected.

Heard that , after the launch of the airport, areas such as Shamshabad, Kompally and Shamirpet have witnessed development with several developers targeting these areas for launching their projects.

Yes and the areas that would come in direct reach of the Metro have already witnessed a price appreciation of almost 20-22 per cent. The eastern part of the city particularly localities, such as Uppal and L B Nagar, would benefit immensely by the Metro.

@Supratim: These locations have already witnessed an appreciation 10 - 12 per cent in the last one year. These areas are really good.

Hey Sharan: The fact that prices in the city are much lower than most of the other metros, several infrastructural projects in the city are expected to set the tone for real estate growth in 2014 and in the coming years.

Hey heard that the ORR and the PV Narasimha Rao Elevated Expressway have already been completed, the city is waiting for the completion of the Metro train network.
