Investment Zone in Yamuna Expressway

Q: Many Infrastructural projects are coming along the developing zones of Yamuna Expressway, realty projects here are looking good for long-term assured returns. Kindly discuss on this news.

I have booked a flat at Yamuna expressway with Gaursons, for investment purpose the place seems good and expected a good return as now there are number of builders developing some good projects that attracting investors. gaursons can be a good option as their project are running on time.

Development of regions along the Expressway has been visualized to take care of both to the demands of people favoring top of affordable housing, high end, budget housing as well as luxury. As per my knowledge, these affordable plans ought to be launched to build Yamuna Expressway a favored location for budget housing. YEIDA has built approx 7500 flats in Sector 22D for the lower and income groups. The authority will begin possession from 1st January, 2016.

As per sources, this new scheme is far better than to the ones propelled before as now the Authority initially determined the land compensation matter with fellow farmers and after that launched the scheme. On the other hand, for overall improvement of the region, all compensation matters should be determined.

As per the latest news, yamuna expressway industrial development authority (YEIDA) has launched residential plot scheme offering around 900 plots ,area ranging 120 sq-mt to 162 sq-mt, coming around 17.04lac to 23lac. It is first time ever YEIDA is giving such small less priced plots. Kindly discuss.

Those people who are searching for big plots and ready to pay total plot cost within 60days from the allotment date, can easily use this scheme. Even in this scheme you can pay 50% within 60 days from allotment date & rest 50% amount ,you can pay within a year by 2installment process. But yearly interest will be around 12%.

I came to know that, while buying a plot you can pay 30% within 60days from allotment date & remaining amount in 8 installments in 4years. However by this process, you have to pay 12% interest. All these payment options are in ease the buying process for middle income & lower income group people.

Also Urban Young is a part of a 100 acre township, and has 2bhk and 3BHK apartments to choose from. People will have access to all the amenities of the township-open green spaces, shopping arcades, hotels, schools, medical establishments, banks, the sports centre, taxi stands..etc

@Vivek: I heard Orris Infrastructure is developing Curio City and Green Bay, both on 100 acres each. ATS Realty has launched ATS Allure along Yamuna Expressway. The also project offers all features and facilities suited to a luxurious lifestyle.

Gaursons India has 300 acres along Yamuna Expressway; it is offering grouphousing units, schools, service residences, and commercial and social facilities for its residents. The group is coming up with Gaur Yamuna City in front of the F1 race track and next to the forthcoming night safari. Gaur Yamuna City will have amenities such as clubhouse, a swimming pool, jogging tracks, children's play areas, and a convenience store. The project has 2- and 3BHK apartments in the price band of Rs 25 lakh to Rs 40 lakh.

Guys do you know Realty players like JP Group, ATS, Orris Infrastructure, Supertech, Gaursons, Ajnara India, Ecnon Group, etc, have launched a number of realty projects in this zone. Jaypee Group has launched one of the finest integrated city projects, Jaypee Greens Sports City, on 1,000 hectares with facilities including a cricket stadium, a tennis-court complex, swimming pools, and a multi-purpose indoor stadium. With 5,000 acres I think JP has the biggest land chunk along the Yamuna Expressway up to Agra.

I also heard that Supertech is also developing two integrated township projects, Up Country and Golf Country, on 100 acres each, on Yamuna Expressway. The townships comprise plots, villas, highrise condominiums, hotels, schools, hospitals, recreation centers, convenience stores, and malls ect.

Hey the developing sectors along the 165km-long Yamuna Expressway are being considered as some of the best locations for real estate development. Also with improved connectivity and fast pace of infrastructural development, builders are constructing a slew of affordable housing projects here, which promise long-term assured returns.
