You are absolutely right but these factors are not the same while buy a new property and resale. For example when we buy a new property or looking for investment we ask for the location advantages, basic facilities and the connectivity of the project then only we decide whether we should buy and invest here or not.

Then comes Budget, it was considered to be the second most crucial factor while buying a resale property. There are higher chances of negotiations in resale property.

But you can't ignore the age of the property, traffic congestion and bad road. These are some crucial factor as well while buying a resale property. You might be able to get the property at a lower rate if it is too old.
