Buying property under 50 lakhs

Q: Hey I want to know how much space can I get under 50 lakhs budget for the real estate markets of top localities of Delhi, Mumbai and Hyderabad ?

@Rubiya: Some of the localities such as Nizampet, Miyapur, Chandanagar, Kondapur, Madhapur, Gachibowli are worth for buying below 50 lakhs.

Nizampet: It has good Proximity to Hitech City (10km) makes it a potential option for investment, the locality also ranks for good rental returns. Currently, the capital values in Nizampet fall within the price bracket of Rs 2,000-2,600 per sq.ft. and can effectively fetch monthly rentals in the range of Rs 8,000-10,000. But the area is still under panchayat and due to high density apartments, it is congested as well.

Miyapur: It has good accessibility to Hitech City (10km) makes it a key locality for investment. The area has another advantage of upcoming metro station. Currently, the property values are in the range of Rs 3,000-3,400 per sq.ft. and can clock rentals in the range of Rs 14,000-16,000 per month in a gated community.

Chandanagar: It has good proximity to the IT hub of Gachibowli (12km) has helped the area climb the realty ladder. The capital appreciation in Chandanagar has surpassed Miyapur. Last year, the property that was available of Rs 2,600 per sq.ft, but today is now available for nowhere not less than Rs 2,900 per sq.ft., there has been about 11 per cent increase in just a year. And investing about Rs 29 lakh can give you rental income of Rs 14,000-16,000 per month.

Kondapur: The property values are expected to rise. Currently a 1250 sq.ft. apartment is available for Rs 3,100-3,400 per sq.ft, which would command monthly rentals of about Rs 17,000-18,000.

Madhapur: It is an IT hub, the area receives a good demand from the techies working in and around the area. The capital values are in the range of Rs 3,900-4,800 per sq ft, which can give you rentals of about Rs 20,000-22,000 per month.

Gachibowli: The IT hub, which is definitely a potential option for investment. The capital values fall within the price bracket of Rs 4,000-5,000 per sq ft and the rental values are of Rs 20,000-22,000 per month.

Thanks Kunal for the detailed answer. :) Which BHK configuration is most preferred in the city? Is it the right time to invest in Hyderabad?

@Pranab: The 2BHK in 1250 sq.ft. and 3BHK below 1800 sq.ft. is most preferred in Hyderabad. There are few transactions in 3BHK sized 2,200 sq.ft.

I think around 3-5 years, this is the right time to enter Hyderabad’s market. People are anticipating price correction. Once there is political clarity, prices are expected to appreciate further. Thus, this could be the best time to pick up stocks in Hyderabad market. :)

@Pranab: The plots are HUDA approved, laid properly and are by established developers, there are very high chances of legal hassles. Thus, in order to avoid such circumstances close-to-delivery apartments in a gated community is always a safer option.

However, Adibatla and Gachibowli-Airport stretch are two areas that are good for plotted development. :)

@Pranab: Dwarka is the top capital and rental market. The space available for an under Rs 50 lakh accommodation , for 1BHK units begin from Rs 24 lakh with space ranging from 312-650 sq ft. But I think flats in Dwarka is expensive so it is difficult to get 1bhk there.

@Pranab: I think Bangalore is best area as 1BHK units would cost you anywhere between Rs 15-47 lakh with sizes ranging between 450-1000 sq ft , 2BHK units range between Rs 15 lakh-Rs 50 lakh. The sizes would range from 700-1250 sq ft.

Hey Ramya, I think Hyderabad realty is not only affordable but also offers you much spacious accommodations. For 2BHK units are in the range of Rs 29 lakh to Rs 50 lakh and the sizes would be in the range of 990-1405 sq ft.

@Vivek: Kharghar in Navi Mumbai is a much sought after destination for investment. For 1BHK units in Kharghar are up for sale at a price range of Rs 15-50 lakh Also the sizes would vary from 274-740 sq ft. 2BHK units would be up for sale in the price range of Rs 28-50 lakh, for sizes 511-1750 sq ft.
