Good Move indeed and will definitely benefit the real estate sector..which is one of the fastest growing sectors. but these also need to be some level of caution as this initiative is likely to be misused and the interest rates from banks also needs to come down for effectiveness.
National Housing Bank study say s that there is shortage of housing in urban areas of around 18 million units and more than 95 % is for low-income group and the economically weaker section(EWS). Housing as of now is a high risk for banks and if given the infra status will lower it down making it easier to lend money.
The Urban Development minister Venkaiah Naidu will decide soon about this issue and this has been a long standing demand by the real estate industry. But this alone will not help; there needs to be faster approval process , environmental clearance and other clearances.. the process needs to be streamlined and made transparent for success.
Yeah, getting this status means that real-estate developers will get finance easier from banks and for longer tenures this will eventually increasing the supply of houses in the area. Developers are infact looking for infrastructure status for the whole housing sector.
Well BJP s election manifesto says that it will provide pucca house to every family and these low cost houses are a step forwards. Houses with area of 40sq meters will qualify as low cost house. the government plans to look at a innovative scheme and join in with other existing programs as well.
