Barring in a number of areas in West Hyderabad like Hitec city, Gachibowli and Nanakramguda, prices have remained more or less identical. Hi, I think Uppal and Boduppal are popular amongst retired population while Vidya Nagar is a hub of local citizens who prefer to live within city limits.Boduppal is a Gram Panchayat area which attracts less tax as compared to the Greater Hyderabad Municipal Corporation (GHMC) areas.
In my point of view Primarily, there are three reasons which attribute to the affordable pricing: 1. These properties are built over freehold land and not gated complexes 2. Less taxes are to be paid for Gram Panchayat land 3. Only car parking is available with such units

@Jackie: Hey the northern part of Hyderabad, there are many new villa projects in areas like Bowrampet, Bowenpally and Bachupally. In Bowrampet, there are seven 3 BHK listed projects measuring between 1,250 and 2,000 sq. ft. with the price range being between Rs 30-45 lakh.
