Q: Hey, I want to invest in a property in Miyapur. The property is great, and I will mostly finalize on it. But, my major concern is if there’s any water problem in the area, and also how bad is the traffic congestion here?
You know that is true. The metro work has made the traffic at this time pretty crazy. But, yea it should get normal if not completely go once the construction is done. You might find traffic on your way to hitec also from Miyapur for a 2 km stretch in Kondapur, but this too only during office hours, otherwise it’s pretty smooth. About water problems, if you are buying an independent house then make sure to install extra tanks during summers, if you are going to live in a gated community then you might be spared of the water scarcity problems.
Oh yea! There is some water shortage. But, this is restricted only during summers. Most of these properties have rain water harvesting done, so the problem is minimised. Any area as developed as Miyapur will face some water shortage at one point or another, but I think you shouldn’t worry too much about that. Ideally, you could just pay off some extra maintenance during summers and have sufficient water run through your taps all day. Besides, I think Miyapur is a good area in terms of property capital appreciation. Investing here might turn out to be beneficial.

I think traffic and water scarcity are the two most common and most important problems for anyone looking to invest in a particular locality. As you must be aware, that the metro rail work is going on with full swing in the Miyapur area, which is causing a lot of traffic for people going from Miyapur towards Kukatpally and beyond. But, I believe once the construction is over, the traffic will ease up a little, and you wouldn’t find traffic during non-peak hours at least.
