Hi, The State government of Chennai issued guidelines under Section 113-C of Tamil Nadu Town and Country Planning Act, 1971 for the exemption of unauthorised buildings from regulations.
The guidelines will facilitate assessment of the violations and collection of the amount for exemption.
The guidelines will cover any building or class of buildings developed on or before July 1st 2007 and pull out from three provisions of Floor Space Index, limit requirements and road width of the Tamil Nadu Town and Country Planning Act, 1971. The applications for exemption will be rejected if the extent of violations in respect of minimum required road width exceeds 20%.
HI, Suppose a builder X is constructing a project with 100 flats of 800 sq-ft, 200 flats of 1200 sq-ft and 400 flats of 1400 sq-ft. of carpet area. The size of the flat is 5 acres. So the 1 acre = 43560 sq-ft, therefore 5 acres = 217800 sq-ft. Total area of flat in sq-ft.=100*800+200*1200+400*1400=880000 sq-ft Then the FSI of this project will be= (880000/217800)=4.04
