New industrial corridor in Hyderabad?

Q: Hey does anyone have information about the latest industrial corridor that is being developed as Hyderabad Warrangal corridor? I was thiking about investing in property in East Hyderabad. What sort of developmental changes are being planned in this side exactly? And how will it affect real estate?

HDMA is planning to develop 500 acres in the form of residential housing in the eastern part of Hyd. Also there's a new master plan for the entire city that is coming up.

A lot of people work in the weastern part of Hyderabad, but prefer to live in the eastern part. For this, metro rail will be very beneficial. IT hubs and great social infra facilities have really lifted demand in east hyderabad this past year.

Property is also more affordable in these regions like Uppal where rentals vary between Rs 28 to 30 sq. feet, whereas in places like Gachibowli, it ranges between Rs 50 to 55 per sq. ft.

I feel that even though micromarkets like Uppal are in this area, there is not enough recreation and environment activities for the IT professionals working here. But recently I heard that there's been a tie up with PVR cinemas to start a project here.

Hey a new project called DSL Abacus has already started here which is an IT office and mall project covering a space of 8 lakh square feet. This will also boost demand for property here.

The focus should be on getting an influx of IT companies. Operations should start even with 150 to 200 people. Also the ITIR project is also in this region. So is the ORR. There are also plans of constructing a new radial road of about 70 km long.

This industrial corridor is only 2 hours from Hyderabad and the presence of residntial projects in the area has really facilitiated demand. Several projects are in full swing or in the planning stages next to Pocharam.

Also the upcoming metro rail project at Nagole - phase 1 is extremely close to Uppal. This will also further drive residential demand and commercial demand in the area.

Hey yes the Hyderabad Warangal corridor is creating quite a stir among realty players and developers to start new ventures in the eastern parts of the city like Pocharam and Uppal and major companies like Infosys and Genpact have campuses in this area.
