What are Occupany Certificates?

Q: Hey I heard that if water and electricity supply is fixed in the building then every resident gets an occupancy certificate? What exacty is this? What does it do?

Correct. Hyderabad real estate market is doing quite well as of now. Things like land encroachments, evasion of property tax and so on must be avoided as much as possible. Also I feel lot more infra projects should come up. This will automatically lead to growth of real estate market.

Finally there is also a sytem now of looking into property tax. The survey also looked at all those completed buildings and whether they paid property tax. This can help avoid land encroachment issues in Hyderabad.

I think there was a survey conducted recently to see how many people actually have permission, how many could be completed and why certian people did not apply for OC.

Yeah but some exceptions are there. In constructions having 100 sq metres with height of 7 metres, OC's are optional. And individual buildings in plots having 200 sq metres with a height of 7 metres are exempted from mortage clause.

Yeah the corporation is really going to improve the system so that all builders and developers will now have to apply for an OC. Now more and more people are applying for OC because they only recently understood the importance and necessity of it.

On July 3rd, employees of Hyderabad Metropolitan Water supply and Sewerage Board were asked to give everyone occupany certificates. To all those who they granted water and electricity connections.
