Yeah but many new infra facilities were developed recently. Like that flyover connecting Kukatpally to Hi tech city has done wonders to help reduce the traffic chaos. And now there is to be development even beyong the MMTS station
Yes that JNTU main road is horrible to travel on especially during morning times, because there is so much stationary traffic. It doesn't move only. If more residential and retail projects come up in Kukatpally, the congestion situation will definitely get worse.
Hey property prices in Kukatpally have appreciated by 10 to 12 % between last years quarter and now. Also 1000 property units were launched by developers in the past 2 years. This is for both mid and upper segment.
Property rates are quite affordable in Kukatpally I feel. Although not for everyone. It costs about 3000 to 4000 bucks per sq feet if you're buying an apartment. And rental values range between 10 k to13 k a month for a 2 bhk.
Yes. Now both sides of the Mumbai highway are properly populated now. There is lot of demand for homes there. The housing board has had a facelift and there's been an increase in the number of residential projects, atleats for the past 5 to 6 years.
The Mumbai highway has witnessed a lot of demand for residential properties in the past. I think the main reason is because of all those vendors and stand alone shopkeepers who sell things like foot wear, food and beverages, jewellery and electronic outlets all along the Mumbai highway.

Kukatpally is very close to the IT cluster of Hyderabad. That's another reason why so much demand for property here. Also infra projects like second phase of Miyapur-SR Nagar 12 km stretch of Metro Rail is going to happen next year. This will again drive more demand for property here.
Oh yeah this Miyapur stretch development project is going on. This project in particular will help improve connectivity of Kukatpally even further. Travel time from Kukatpally to other localities will significantly reduce because of this project.
In the past, lot of developmental changes have made Kukatpally what it is today. It is now a very busy residential and commercial hub. Kukatpally is great because it has all the facilities, good connectivity and so on.
