Q: I bought color fileds (color Home) sholinganallur apartment. (Duplex). Form the day one I am here in US and not able to visit that or maintain it either, I heard yesterdaty ( 01 dec 2014) from the builder that the apartment is ready for possession. The average residential price of Sholinganallur is having many ups & down in last two years. In year 2012 ,this average price was 3900/sq-ft. And this price was high in the end of year 2013. Then again this price was little bit down again. Now in year 2014, this average price is around 5000/sq-ft. So yes comparatively this price is gradually increasing but not showing any certain improvement.
According to me,Sholinganallur is a decent residential area crowded with all types of housing such as villas, multi-storey apartments ,residential houses & residential plots. Both new and old residential buildings are available here. The expand of IT SEZ areas around the place can be credit to its growing demand. Major names in the IT/ITES sector include Accenture, IBM, HCL Tech, CTS, Mahindra Satyam and EBay Inc among others.

As per my knowledge, other elements driving the demand of this place include appreciating value of properties, job opportunities and upcoming and existing good roads. Well connected by auto-rickshaws, buses and taxis, Sholinganallur is located at the crossroad of East Coast Road to Tambaram and Adyar to Mahabalipuram, along Old Mahabalipuram Road. Both the airport and railway station is located at a distance. Parking facility is difficult to find.
In my point of view, water is a very big problem in Chennai not always but specially in Summer season. Mostly many reputed & developing area are suffering from this problem One of them is Sholinganallur. Water, for residents of Sholinganallur, has always been a problem of too much or too little. Close to two years after it came under the Chennai Corporation's purview, the zone is set for a major overhaul of the sewage and water distribution system.
@ Mr Alex, Yes that is true, there was some civic issues in this area. But things have changed now. Now a days there is no such issues because The Chennai Metropolitan Water Supply and Sewerage Board or Metrowater has done comprehensive underground sewerage and water supply project in the area that is reeling under a severe water crisis.
I must say that, most newly-added areas have been facing a water shortage, Chennai Metropolitan authority has identified Sholinganallur for the project(Water & sewage development) as it has seen a lot of development in the last few years. So residence of Sholinganallur are hoping this project will address the problems of the residents.
