In Mohanlalganj tehsil, it is Sultanpur Road, Indira Canal Road, Rae Bareli Road, Nagram Road and Jail Road, where land prices may see an upward trend. Registration department officials also told that report in this regard had been sought from the tehsils of Sadar, Mohanlalganj and BKT.

Revision in the prevailing DM circle rates is likely to push the existing land prices in the city as well as the district. Currently, a number of teams under the district administration are undertaking survey work, thereby assessing the ground situation, so that the proposed rate is in sync with the current market rates.

The best part of this area is its affordable and wide range of prices. Areas near and around Nagram road happen to be the preeminent destination for fine living. This place is a huge attraction amongst the builders and end users. Investing here would be a wise decision for all. Since no land is left to be developed within the city, the outer skirts of Lucknow are being targeted, which is very beneficial.

As per my knowledge, it's true that a range for everyone to invest is available; and also a variety of plot sizes are being offered between 1130-2500 sq ft. However, the plots on the main road and its whereabouts are priced not less than 1350 per sq ft.

@ Ravi,
This area is very good in terms of its connectivity. It links Faizabad Road, Sultanpur Road and also Raebareli Road because of which the property values keep increasing. Great response has already been received. Within a span of three years, Nagram road will also stand as one of the most sophisticated and posh areas of the city; and it will be no surprise if the rates multiply by two to three times.

Rates are to increase swiftly next year.So it is absolutely the right time for investors and buyers to plough in money .Nagram road has great growth potential and shall witness price hike. Plots quoted at a price between `550-600 per sq ft are the mid range lands, which can easily be purchased by people of any section. A handful of townships are also to begin construction next year and some residential colonies are already working in full swing.

Commendable development is being witnessed on and near Nagram road presently . Within a time of seven to eight years, the area will have an even wider and brighter perspective. Government departments like the New Jail, Police Lines, Avas Vikas Sub Divisional Office, Mandi Parishad, Session court are all coming up on NH-56 B, adjacent to Nagram Road.

Residential colonies here are segregated into four to five phases and the rates of the same vary as per phase. The initial ones being expensive and the ones in the interiors are comparatively low priced. Space for group housing is also left vacant, for the project to begin later next year. Not just this, all townships, residential colonies and group housing projects shall have the following amenities in common like a shopping centre, hospital, school, community hall and round-the-clock security.

Located in the south eastern fringes of the city, Nagram Road, adjoins Shaheed Path and New Jail Road. It also Path and New Jail Road. It also links the city to Sultanpur via Shaheed Path and Raebareli Bachhrawan via Raebareli road. Easy availability of reasonably priced lands and increasing number of construction on the Nagram Road has grabbed the eyeballs of many developers and builders.

As per my knowledge, not only a huge number of plots are available, some world-class hospitals and medical institutions are also said to emerge soon in the area. The proposed international stadium is also expected to come up soon near the area.

Nagram Road is not only in close proximity to areas like Ashraf Nagar, Mohanlalganj, Banthra, Bijnor, Ashiyana, Bangla Bazaar, Cantonment, Telibagh, Omaxe City, Ansals City and Vrindavan Yojna, but is also surrounded by several educational establishments including a couple of engineering and management institutes too. Proximity to the airport is another addition to the list of benefits this area offers.
