Hi, I am looking to invest in residential real estate market and it is purely for business purpose so I want to know which localities will provide good rental appreciation in Hyderabad?

Hi If you are only looking for price appreciation and rental market then I think you should invest in Begumpet location.Begumpet has recently been in the news as the Telangana government has set its eyes on the 700-acre Begumpet airport. Hence, definite price in this area will be double in next 5 yrs.

The metro rail constriction has reached the completion stage. The area will soon see metro connectivity. But traffic congestion during peak hours is still a concern. The widening of major roads such as Fatehnagar Link Road, Begumpet to Kukatpally, Miyapur and Patancheru has brought some relief in the decongestion in current market.

Hi, as per experts, the rental market is on an upswing with a constant rise quarter-on-quarter. Apartments of 2 and 3-BHK are available for rent in the price bracket of Rs 8000-45000 monthly.

The Rental Yield markets are also more or less same as top 10 rental markets based on availability. This may be due to the stable prices in the city from last few years. Miyapur, Kukatpally and Chanda Nagar are the new entrant in the Rental Yield markets compared to top rental available markets.

Begumpet market is the major commercial and high end residential destination. Kukatpally is the residential destination, and also an educational hub with having JNTU University in it.

Sanath Nagar, Ameerpet and Nizampet Road are established residential destinations in the city. Besides the residential segment, Sanath Nagar and Ameerpet are commercial centers and hub for software training institutes and coaching centres. Nizampet Road is affordable market and this market is influenced by students from nearby educational institutions.

The localities such as Kondapur, Gachibowli, Manikonda, Hi-tech City and Madhapur are already established IT?ITes destinations. The Serilingampalli market is the upcoming IT/ITes destination. These markets are influenced by the IT/ITeS professionals who prefer to live close-by to their work places. There are manifold rental options available in these localities at different price brackets depending on the amenities and location.
