The price appreciation evident in the recent times in Visakhapatnam, Vijayawada and Guntur among others was just a speculation and they do not reflect the actual demand. Hyderabad is capable of withstanding competition from Tier II locations in the event of state's bifurcation
See the cities like Guntur and Kurnool even though they have good resources, they do not have the cosmopolitan advantage that Hyderabad has. Hyderabad onthe other hand has a good advantage as a metro and in terms of man power and natura resources also it is good, So i don think that they will have an advantage in this case.
The tier II cities and towns in the state of Andhra Pradesh include cities like Guntur and Kurnool and Vijayawada. Although there has been a significant increase in the land price in these area since the bifurcation of the state, I dont think that it will effect the Hyderabad real Estate in any way.
