Q: Hello everyone, I have a house in Ghatkesar and I may move in there soon. I bought this land a while ago and I have no idea how this area has developed now. Can I have a review of this locality please?
This may not be one of the most developed areas, but there are some schools and hospitals nearby, Colleges like Sreenidhi College, Samskruthi College of Engineering and Gurukul Junior college and the Accent International School, In the medical facilities, you can find Sri Kalki Multispeciality Hospital, Sri Ganesh Hospital and th Sri Vidya Hospital
The Hyderabad Municipality Development Authority office's zonal office is also in heree. Actually, there is an abundance of land in here. There are many empty plots in here and many new residential projects are coming up in this place.
Yes, I do think that it is a good idea to invest in here. Apart from its proximity to the National Highway, there is also the Cherlapally industrial area which is close to this place. And ofcourse, there is the upcoming IT corridor on the Warangal Highway, which will have an impact on this area.
I think there is a huge potential in this place for development. It is located close to the National Highway 202, which goes to the Warangal and leads to the Hyderabad- Warangal highway, and then.. it is even close to the ORR too.
The connectivity of this place is not that great. There are very few buses that will take you to the center of the city and this place is actually on the outskirts, so that can be a problem. But there are many auto rickshaws moving around.
See actually the area of Ghatkesar is a huge locality, and some of the areas in this locality are developed properly. In Ghatkesar, you can actually only see th development near the main roads only, So the price is different for plots and layouts in here depending on where they are located.
I have enquired about the independent houses in here. there are actually a lot of independent houses in here or sale and there are some villa and row house projects in here also, They are priced at around 2,500 rupees or so.
The apartment and the house prices in here have increase many fold too, the price for apartments is around as of now is around 2,000 to 2,400 rupees per sq ft. So I think you will be able to get a good 2 bhk apaprtment for 30 lakhs or so.
Yes, the prices in this place have seen a very high increase in the past few years that I have seen. Right now, the price is around 2,500 rupees per sq ft and it is going up till 3,40 rupees per sq ft for residential plots.
So in the past few years, Ghatkesar has seen a lot of development in terms of the residential projects that are coming up there and the retail business that have cropped up all over this place. And the place is actually growing really fats, so I am sure that by the time you move there...this place will have everything you need.
