Information on the Trimulgherry locality in Hyderabad
Q: Hello, I recently got transferred to Hyderabad and when I was looking around for a place to settle down, my friend suggested Trimulgherry. I dont know much about the locality. Please give me some details.
See, being such a huge and popular habitat for people, this place has a big sewage problem which increases during the monsoon times, when there is drainage leakage and waste disposal problems in the locality. But there is good water supply and power supply here. Nothing to worry about those in this locality.
I think it is wiser to take up apartments in here rather than build a house, beause the area offers good apartments for sale, and I think that the presnet price for apartments in tirmulgiri is around 2,800 rupees to rs 3,200 per sq ft. You wil easily find a good apartment with a budget of 60 lakhs or so.
From the past two decades or so, many people have been showing a lot of interest in triulgherry as it has a lot of factors for development. This place also has a lot of recreational stuff as well like malls and shopping centers. The main form of trade in here is clothing merchants, so if you are interested in some business too, I think this would be a good place to start at, the price for commercial property in here is around 9000 rupees per sq ft.
There are no new residential projects that are coming up in here, but if you are looking for some apartments to live in, I can suggest you some names which are offering you some good apartments for sale like Manasarovar Heights 2, Nestcon Tulip, Nestcon Orchard, and Sumitra Apartments which have good 2 and 3 bhk flats for sale
I think it would be easier to rent up a place in here than go investing. The rental price in here is pretty basic, for houses the price is around rs 8 per sq ft and for apartments the price is rs 10 per s ft.
Apart from being a good residential locality, this place is a good place to invest in too. It has a very good social infrastructure, and the development in this place is also really good. But the real estate market in here has seen a lot of ups and downs in the past few years. Back in 2013, the price for residential plots in here was around rs 2000 rupees per sq ft, and and then they rose to as much as 3,200 rupees per sq ft.
Many buses go through this place. It is right next to the Secunderabad Junction and many buses from Secunderabad and ECIL go through this place, And for connectivity, apart from buses, you get private cabs and autos also, The Secunderabad Bus Stand and the Railway Station are less than 5 km frm here.
Hey, not much land is available in Tirmulgherry actually, but even if it is, the land cost over will be high I guess. As far as my knowledge goes, i think the price for residential land in here is around 2,000 rupees per sq ft.
The social infrastructure is good over all. There are some really good schools and educational institutions nearby like Sri Narayana Vidya Bhavan, St. Josephs school and Kendriya Vidyalaya...and coming to medical facilities, you have got many medical facilities as well like DeviShetty Hospital, Vamshi Hospital and the Military Hospital is also pretty close by from here, on the way to R K Puram.
Heavily populated area. Its in the center of the city. Secuderabad originally consisted of 3 villages, out of which Trimulgherry is one. it is even surrounded some commercially popular places like Bowenpally, Kharkhana, and ECIL. It is a good place to reside in actually.
Trimulgherry is situated in the northern part of the city. Actually this is one of the biggest amd most important localities in Secunderabad. So obviously it is very well developed. the inside of this area and the sub locales have alot of residential pockets and the main road is always bustling with activity in here.
